What is a full doc HELOC?

A full doc HELOC qualifies you with traditional income documents (W-2s, pay stubs, tax returns or tax transcripts) and a debt-to-income calculation. When your returns show what you actually earn, it’s usually the lowest-cost route to a line of credit.

Several of our lenders can now verify income digitally, by matching payroll records or reading deposits from a linked bank account, so a full doc file doesn’t have to mean a stack of paperwork.

What are the full doc HELOC requirements on a rental?

On investment properties our full doc lenders ask for a 680–700 minimum credit score, cap CLTV at 70–80%, and allow up to 50% debt-to-income. Line sizes run from $25,000 to $1,000,000.

Is full doc the right way to qualify?

Choose full doc if your W-2 or tax-return income comfortably covers your debts including the new line. If write-offs shrink your taxable income, a bank statement HELOC, P&L HELOC or DSCR HELOC will usually qualify you for more.

  • Salaried and hourly earners with steady W-2 income
  • Retirees with pension, Social Security or distribution income
  • Self-employed borrowers whose tax returns show strong net income
  • Investors who want the lender with the most lien and property flexibility
FAQ

Full Doc HELOC FAQs

What is a full doc HELOC?

A full doc HELOC qualifies you with traditional income documents (W-2s, pay stubs, tax returns or tax transcripts) and a debt-to-income (DTI) calculation. It is usually the lowest-cost way to qualify when your returns show your real income.

Can I get a full doc HELOC on a rental property?

Yes. Three of the lenders we broker to offer full doc HELOCs on non-owner-occupied properties, with minimum credit scores of 680–700 and maximum CLTVs of 70–80%.

What is the maximum DTI for a full doc HELOC?

Our full doc lenders allow up to 50% DTI. One lender lowers that to 45% for credit scores from 640 to 679, and another to 45% on smaller non-owner-occupied lines.

Can rental income count on a full doc HELOC?

Yes. Lenders can include documented rental income, typically from your tax returns or leases, when calculating DTI.

Does a full doc HELOC need an appraisal?

Often not. Our lenders use automated valuations on many lines (up to $250,000 to $500,000 depending on the lender), with an appraisal on larger lines or when the AVM can’t value the property.

Can I apply online?

Yes. If your income is W-2, 1040 or verifiable by linking your bank accounts, you can use our digital application. Otherwise use the request form on this page.
