A San Diego Mortgage Broker Who Shops 40+ Lenders for You

ReBroker Buddy is a San Diego mortgage broker, run by Trevor Gravink (NMLS #1707407), that compares home loans from 40+ wholesale lenders to get you a better rate and terms on a home purchase, a refinance or an investment property.

A bank can only offer its own loans. As a broker, I send your file to the lender that fits it best, whether you're a first-time buyer with 3% down, a veteran using your VA benefit, self-employed with tax returns that don't show your real income, or an investor buying a rental.

Broker vs. bank

Why use a mortgage broker instead of a bank?

A mortgage broker compares many lenders at once, so you usually get a lower rate or lower costs than you would from one bank, without filling out a new application for each.

  • One application, many lenders. I price your scenario across 40+ wholesale lenders and show you the best options side by side.
  • Wholesale pricing. Wholesale lenders price loans for brokers, which is often below the retail rate a bank quotes walk-in customers.
  • More ways to say yes. If one lender turns your file down, another may approve it. I can move your loan without you starting over.
  • One person from start to finish. You work with me directly, not a call center, from pre-approval to closing.
Loan programs

Home loans for San Diego buyers, homeowners and investors

Here's what I can help with. Each link explains the program, who it fits and what it takes to qualify.

Buying a home

Pre-approval that holds up when you write an offer, with low-down-payment options for first-time buyers and veterans.

Refinancing

Lower your rate or payment, take cash out, or tap your equity without touching your first mortgage.

Investing in real estate

Qualify on the property’s rent instead of your tax returns, and buy in your name or an LLC.

Self-employed and non-QM

Options for borrowers whose income doesn’t fit a standard W-2 file.

Buying in San Diego

What San Diego homebuyers should know before they apply

The loan limit is higher here

In 2026 the conforming and FHA loan limit in San Diego County is $1,104,000 for a one-unit home, compared with $832,750 in most of the country. Many San Diego buyers can stay with a conventional or FHA loan at prices where buyers elsewhere would need a jumbo loan.

Your property tax resets when you buy

California reassesses a home at its purchase price when it sells, so your tax bill is based on what you pay, not what the seller was paying. With local charges on top of the 1% base rate, plan on about 1.25% of the purchase price a year. Your pre-approval should use that number, not the current owner’s bill.

Check for Mello-Roos in newer neighborhoods

Many newer communities in the county carry a Mello-Roos special tax on top of regular property tax. Lenders count it in your monthly payment, so ask for the amount early, before it changes how much you qualify for.

Insurance can move your numbers

Homeowners insurance has gotten harder to place in parts of California, especially near wildfire areas. Get a quote while you’re house hunting, because the premium is part of the payment your loan is approved on.

Track record

562 loans and $225 million funded since 2019

Since 2019 I’ve closed 562 loans totaling $225.3 million: 346 refinances, 194 purchases and 22 others. In 2020, United Wholesale Mortgage named me to its Top 1% of brokers. Clients rate me 5.0 on Google (75 reviews) and 4.96 on Zillow (55 reviews).

About

About Trevor Gravink

I’m Trevor Gravink, the founder of ReBroker Buddy (Broker Buddy LLC) and a mortgage broker based in San Diego. I’ve been originating loans since 2019 and work with homebuyers, homeowners refinancing, self-employed borrowers and real estate investors.

I’m licensed as a mortgage loan originator in California (DRE MLO endorsement), Arizona, Florida, Oregon, Tennessee, Texas and Washington. You can check my license on NMLS Consumer Access (NMLS #1707407).

That license covers loans on a home you live in. DSCR loans on rental properties are business-purpose loans, so I can also arrange them in 36 states plus Washington, D.C. In Alaska, Georgia and Kansas, DSCR loans must close in an LLC.

I also explain loans on YouTube, from DSCR basics to what to look for in a lender, so you can learn the details before you ever talk to me.

FAQ

Mortgage questions San Diego buyers ask

What does a mortgage broker do?

A mortgage broker compares loan programs from many lenders, helps you pick the one that fits, and manages your loan from application to closing. I work with 40+ wholesale lenders, so you fill out one application and see several options side by side instead of applying at bank after bank.

Is it cheaper to use a mortgage broker than a bank?

Often, yes. Wholesale lenders price loans for brokers, and because I can compare many of them at once, you usually see a lower rate or lower costs than a single bank quote. The best way to check is to compare Loan Estimates side by side, and I'm happy to review one you already have.

How much do I need to put down to buy a home in San Diego?

It depends on the loan: 0% for VA loans, 3% for some conventional loans for first-time buyers, 3.5% for FHA, and usually 10–20% for jumbo loans. In 2026 the conforming and FHA loan limit in San Diego County is $1,104,000 for a one-unit home, so many San Diego buyers can stay out of jumbo financing.

What credit score do I need for a mortgage?

Roughly 580 for FHA with 3.5% down, 620 for most conventional loans, and 620 for most DSCR investor loans. VA doesn't set a minimum, but most lenders look for about 580–620. A higher score gets you a better rate, so I'll tell you if a few points would make a real difference before we lock.

Which states do you lend in?

It depends on the loan. For a home you'll live in, I'm licensed as a mortgage loan originator in California, Arizona, Florida, Oregon, Tennessee, Texas and Washington. DSCR loans on investment properties are business-purpose loans, and I offer them in 36 states plus Washington, D.C.; in Alaska, Georgia and Kansas they must close in an LLC. My office is in San Diego, and most of my homebuyer and refinance clients are in San Diego County.

How long does it take to close a home loan?

Most purchase loans close in about 21 to 30 days, and refinances often close in a similar window. A fast pre-approval and getting your documents in early are the two things that speed it up most.

Do you post your mortgage rates?

I don't list a single rate on this page, because your rate depends on your credit, down payment, loan type and the property. See today's mortgage rates and today's DSCR rates for a current starting point, or call me for your exact numbers.
