Three HEI Scenarios, Run Through the Same Math

Each example below uses the estimator above. Notice how credit, occupancy and an existing HELOC change the ceiling.

    Arizona · Primary home

Paying off $140K of credit cards

The 25%-of-value cap sets the limit here, not the mortgage. Card payments disappear and nothing new replaces them.

    Florida · Rental

    Est. cash out
    $92,210

Non-owner-occupied trims 10 points off the OLTV. No added monthly debt, so DSCR and future loan qualifying stay clean.

    California · 3rd lien

Keeping both a 3% loan and a HELOC

    Home value
    $1,200,000
    1st + HELOC
    $600,000

    Max HEI

    Est. fees
    −$8,238
    Est. cash out

A 540–579 score plus 3rd-lien position stacks two adjustments (−10% and −5%), but the deal still works.

Guidelines the Estimator Can't Check for You

A few underwriting items only show up once your file is reviewed. Knowing them now saves a surprise later.

    Credit history seasoning

    • Chapter 7 bankruptcy: at least 4 years since discharge or dismissal
    • Chapter 13 bankruptcy: 2 years from discharge, or 4 years from dismissal
    • Foreclosure: none in the last 7 years
    • Collections: non-mortgage accounts over $500 get paid off at or before closing (often straight out of HEI proceeds)

    Properties that don't qualify

    • 5+ unit multifamily
    • Mobile, manufactured, modular or prefab homes
    • Log cabins, houseboats, geodesic domes, earth-berm or shipping-container homes
    • Homes on 5+ acres and vacant land
    • Timeshares and fractional ownership

    Where HEIs are available

AZ, CA, FL, ID, MO, MT, NJ, NV, OH, OR, PA, SC, TN, UT, VA, WA and WY. The estimator includes closing-cost estimates for CA, AZ, FL, OR and TN; if your home is in another listed state, call for a custom quote.

Why work with a broker on an HEI?

An HEI isn't always the cheapest money. Before you sign, I'll line it up against a HELOC, cash-out refi, closed-end second and non-QM options so you can see whether no monthly payment is worth the trade-off for your situation.

Estimates are for illustration only and are not an offer or commitment to invest. Final eligibility, investment amount, fees and terms are set by the HEI investor after application, property valuation, title review and underwriting. Terms are subject to change. A home equity investment is not a loan; the settlement amount depends on your home's future value and is limited by a 17.99% annual safety cap. 10 Frequently Asked Questions about HEI's

How much cash will I actually receive after all fees and closing costs?

The investment amount and the amount deposited into your account may not be the same. Ask for your estimated net proceeds

after origination fees, closing costs, required payoffs, and any other deductions so you know how much cash you will actually

    receive.

Will I have any monthly payments associated with the HEI?

One of the primary reasons homeowners consider an HEI is the ability to access equity without adding another monthly

payment. Confirm whether the HEI requires any monthly principal or interest payments and understand how the provider is

    ultimately repaid.

Can I keep my existing mortgage and current interest rate?

If you already have a favorable mortgage rate, refinancing the entire mortgage could significantly change your monthly

payment and borrowing costs. Ask whether the HEI allows your existing first mortgage to remain in place.

What percentage of my home's future value am I agreeing to share?

The percentage of your home's value you receive today may be different from the percentage used to calculate the HEI

provider's share later. Ask for your exact Split Percentage and make sure you understand how it affects your future repurchase

    amount.

Is there a cap or other protection that limits how much I could owe if my home appreciates significantly?

Describe the item or answer the question so that site visitors who are interested get more information. You can emphasize this text with bullets, italics or bold, and add links.

How long is my HEI term, and what happens when I reach the end of it?

HEIs are long-term agreements, but the maximum term varies by product. Make sure the term fits your plans and understand

exactly what is required if you still own the home when the agreement reaches maturity.

Can I repurchase the HEI early, and are there penalties or restrictions for doing so?

Your plans may change. You may sell, refinance, receive an inheritance, or simply decide you want to settle the HEI. Ask when

you are allowed to repurchase, how the amount is calculated, and whether an early repurchase changes the economics.

What happens to the HEI if I decide to sell my home?

Selling the home will generally require the HEI to be settled. Ask how the provider determines the amount due, how the

settlement works during closing, and what documentation or notice may be required.

Can you show me what my repurchase amount could look like at different home values and different points

    in time?

This is one of the most important questions to ask. Don't evaluate an HEI based on only one projection. Ask to see examples at

different home values and different time periods, such as 2, 5, 10, and 20 years, so you can understand the range of potential

    outcomes.

What responsibilities do I have while the HEI is outstanding?

You still own your home and remain responsible for obligations associated with it. Ask specifically about your mortgage

payments, property taxes, homeowners insurance, maintenance, additional liens, and any other requirements contained in the

    HEI agreement.
