Watch: What to look for in a DSCR lender, with Trevor Gravink.

Step by step

How to choose the right investor loan

  • Holding the property as a rental? Start with a DSCR loan, or a short-term rental loan if it will be on Airbnb or VRBO.
  • Renovating and selling, or renovating then renting? Use a fix and flip loan, then refinance into a DSCR loan if you keep it.
  • Five or more units, or a commercial building? Look at multifamily or commercial financing.
  • Already own rentals with equity? Compare a cash-out refinance with a DSCR HELOC or second mortgage.
  • Self-employed and would rather not use tax returns? DSCR, lite doc and bank statement programs all avoid them.

Not sure which fits? That's the first conversation we have. We'll walk through which options you'd likely qualify for and which one fits your timeline.

The basics

What sets investor loans apart from a home loan

  • Qualifying on the property, not your paycheck. Most investor loans look at the property's rent or the deal itself.
  • LLC ownership. Most investor programs let you close in an LLC. See DSCR loans for LLCs.
  • No limit on the number of properties at many DSCR lenders.
  • Prepayment penalties are common, so plan how long you'll hold the loan.
  • Higher down payments, usually 20–25% on rentals and more on commercial property.
Why it matters

Why investors use a broker

"Every lender has its own rules: rural properties, HOA fees, LLC structures, seasoning, how short-term income is counted. One lender's 'no' is often another lender's 'yes.' I ask the questions up front, like whether the property is rural, that I regularly see other lenders and brokers miss, so the deal doesn't fall apart after the appraisal."

— Trevor Gravink, Mortgage Broker, ReBroker Buddy (NMLS #1707407)

  • More lenders, more answers. We work with dozens of wholesale investor and commercial lenders.
  • Apples-to-apples quotes. We compare offers on the same prepayment penalty, DSCR and loan amount, so you see the real difference.
  • Problems caught early. Taxes after the sale, insurance, HOA rules, rural status and seasoning get checked before you pay for an appraisal.
  • Someone who invests too. Trevor is a mortgage broker, real estate broker and investor.

"…Trevor handled the bumps and setbacks like a champ and got us over the finish line… I'm a full time investor with 20-ish units, and loans are usually a nightmare. Trevor turned it into a semi-smooth, walkable path."

— Darwin C., 5-star Google review

"I had already gone through multiple lenders that were unable to get my file to the finish line, and Trevor was the person who finally got it done… When one lender turned out not to be the right fit for my situation, he was able to pivot, find another solution, and keep the process moving instead of letting the deal fall apart."

FAQ

Investor loan FAQ

What is the easiest loan for a real estate investor to get?

For rentals, a DSCR loan is usually the simplest, because it qualifies on the property's rent with no tax returns or employment verification.

How much do I need to put down on an investment property?

Usually 20–25% for rentals, sometimes 15% with strong credit, and more for commercial buildings and short-term rentals.

Can I get an investment property loan as a first-time investor?

Yes. Many DSCR and fix and flip lenders work with first-time investors, sometimes with a larger down payment. See DSCR loans for first-time investors.

Can I buy investment property in an LLC?

Yes. Most investor programs allow LLC ownership, though most lenders won't accept layered LLCs, where one LLC owns another.

How many investment properties can I finance?

Many DSCR lenders have no limit on the number of financed properties, though some cap their own exposure to one borrower.

Do you lend on rural investment properties?

Some lenders do, often with a pricing adjustment or lower leverage. Tell us up front if the property might be rural so we match it to the right lender.
