A DSCR (debt service coverage ratio) loan lets Alaska investors qualify using the rent a property earns instead of personal tax returns, W-2s, or pay stubs. If the rent covers the mortgage payment, taxes, insurance, and any HOA dues, the property can usually carry its own loan. Alaska's rental demand is concentrated in a few markets: Anchorage, the Mat-Su Valley and Fairbanks, which have large military, health-care and oil-industry workforces, and Southeast towns like Juneau and Ketchikan, where housing supply is tight. Alaska has no state sales tax and no personal income tax, and property taxes are set locally by boroughs and cities.
Broker Buddy shops DSCR programs from multiple wholesale lenders for single-family homes, 2–4 unit properties, condos and townhomes in Anchorage, the Mat-Su Valley, Fairbanks, Southeast Alaska and beyond — purchases, rate-and-term refinances, and cash-out refinances.
Alaska rentals follow the same basic DSCR math as anywhere else, but the state adds a few wrinkles: entity closings, remote property types and higher operating costs. These are the ranges most Alaska loans fall into, and since we compare several lenders, a property one program won't touch may suit another.
| Guideline | Typical range in Alaska |
|---|---|
| Credit score | Programs usually start around 620–660; 700+ unlocks the most leverage and best pricing |
| Down payment / LTV | Generally 20–25% down (up to 80% LTV) on purchases and rate-and-term refinances; cash-out typically tops out near 75% LTV |
| Minimum DSCR | 1.00 is the usual target; some programs accept 0.75–0.99, and no-ratio options exist |
| Reserves | Often 3–6 months of PITIA; budget extra for heating fuel and winter maintenance even though they aren't in the ratio |
| Loan size | Minimums commonly start around $75,000–$100,000, with jumbo DSCR for higher-priced Anchorage Hillside or Juneau homes |
| Location | Homes on the road system in Anchorage, Mat-Su, Fairbanks, the Kenai Peninsula and Juneau are the easiest to finance; fly-in, off-grid or very rural properties may be ineligible or need a specialty program |
| Property types | Single-family, 2–4 units, condos, townhomes and short-term rentals; homes on wells and septic are common and generally fine with standard inspections |
| Who can borrow | On the Alaska programs we arrange, the loan closes in an LLC or other entity, with the owners signing a personal guarantee |
| Time to close | About 3–5 weeks, though appraisals in smaller communities can take longer |
Guidelines vary by lender, credit and property. Check your ratio with our DSCR calculator, or see how 30-year, 40-year, interest-only and ARM terms change the payment.
Alaska's rental demand is concentrated in a few road-connected hubs, each with its own drivers. Here's how investors tend to size them up — verify rent and expenses on the exact property before you commit.

Lenders qualify DSCR loans using the lower of the current lease or an appraiser's market-rent estimate, so it helps to know where local rents sit before you make an offer. HUD's Fair Market Rents are a useful, neutral starting point:
| Area | 2-bedroom | 3-bedroom | 4-bedroom |
|---|---|---|---|
| Ketchikan Gateway Borough | $1,733 | $2,400 | $2,897 |
| Juneau (City and Borough) | $1,807 | $2,379 | $2,889 |
| Sitka (City and Borough) | $1,622 | $2,246 | $2,711 |
| Fairbanks-College MSA | $1,553 | $2,150 | $2,596 |
| Anchorage HMFA | $1,529 | $2,117 | $2,556 |
| Kenai Peninsula Borough | $1,390 | $1,925 | $2,323 |
| Matanuska-Susitna Borough HMFA | $1,293 | $1,790 | $2,161 |
Source: HUD Fair Market Rents, FY2027 schedule (effective October 1, 2026). Fair Market Rents are a government benchmark, not an appraisal; actual market rent for a specific property may be higher or lower.
A quick way to size a deal is to work backward from the rent. Using the HUD 3-bedroom benchmark for the Anchorage area and some simple assumptions, here's roughly what purchase price that rent can carry with 20% down:
| Monthly rent (HUD 3-bedroom benchmark) | $2,117 |
| Purchase price the rent covers at a 1.00 DSCR | about $316,000 |
| Purchase price for a 1.20 DSCR (better pricing) | about $263,000 |
| Median value of owner-occupied homes, Anchorage | $395,900 |
Typical homes in the area cost more than a benchmark rent alone supports, so investors often put more down, choose an interest-only option, or target properties with above-benchmark rents or multiple units. Assumptions: 30-year fixed at a 7.25% example rate, with taxes and insurance estimated at 1.5% of the price per year. The median value is from U.S. Census QuickFacts. These are illustrations only — request a quote for numbers on your property.
Try your own Anchorage price, rent and terms in the DSCR calculator, or see whether an interest-only or 40-year term helps a tight deal reach 1.00.
Alaska is one of the few states where DSCR lenders don't put prepayment penalties on business-purpose loans. That means you can sell or refinance at any time without a penalty. Because lenders can't offer a lower rate in exchange for a prepay, pricing reflects a no-prepay loan from day one.
Alaska has no statewide property tax on homes; property taxes are levied by 15 of the 19 organized boroughs and by 9 cities outside boroughs, and state law requires most property to be assessed at full and true value as of January 1. The state's $150,000 senior citizen and disabled veteran exemption applies only to a primary residence that the owner occupies, and local residential exemptions also require owner occupancy. For example, the Fairbanks North Star Borough's $50,000 residential exemption requires the owner to live on the parcel and is not available to property held by an LLC. A rental or investment property generally pays tax on its full assessed value. Source: Alaska Office of the State Assessor - Alaska Tax Facts.
According to the Alaska Division of Insurance, most residential property policies do not cover earthquake damage. A separate earthquake policy is needed, and its deductible can be 10 to 20 percent of the coverage limit. Fire and water damage caused by an earthquake, such as burst pipes, is usually covered by a standard policy, so investors should check both policies when underwriting a rental. See Alaska Division of Insurance - Earthquake Insurance.
Alaska has no state sales or lodging tax, so short-term rental taxes are set locally. Anchorage charges a 12% room tax on stays under 30 days and requires registered hosting platforms such as Airbnb and Vrbo to collect it, and it now requires every STR to register and to show its STR number on every listing starting July 31, 2026. Juneau charges a 5% sales tax plus a 9% hotel-room tax, requires free annual STR registration, and has required booking platforms to collect both taxes since July 1, 2025. Details: Municipality of Anchorage - Room Tax.
Long-term rentals are governed by the Uniform Residential Landlord and Tenant Act (AS 34.03.010-34.03.380). Security deposits and prepaid rent together may not exceed two months' rent, unless the rent is more than $2,000 per month (AS 34.03.070). The landlord must return the deposit with an itemized list within 14 days after the tenancy ends if the tenant gave proper notice, or within 30 days if the tenant did not give proper notice or there is damage beyond normal wear and tear. Under Alaska's landlord-tenant act, a tenant who hasn't paid rent gets seven days after written notice to pay in full before the lease ends. For other material lease violations, the notice must give at least 10 days, and the tenant can cure within that window. For deliberate damage over $400 or certain illegal activity, the termination date can be as short as 24 hours and no more than five days after notice. Month-to-month tenancies are ended with a written notice given a full month before the rent due date. Sources: AS 34.03.220 and the Alaska Bar Association.
Alaska has no individual income tax, so net rental income from your properties isn't taxed at the state level — a real advantage over most states. Federal tax still applies, and borough property taxes and local sales taxes do too. Ask your CPA how federal depreciation and your LLC's pass-through treatment work together.
Domestic LLCs are formed by filing Articles of Organization with the Alaska Division of Corporations, Business and Professional Licensing, either online or by PDF; the filing fee is $250, and the biennial report fee is $100. Alaska investors use DSCR financing for more than a standard 30-year purchase. Explore the option that fits your plan:
Most DSCR programs require 20-25% down on a purchase. Select programs allow less with strong credit and a higher DSCR. Short-term rentals and properties with a DSCR under 1.0 usually need more down.
No. DSCR lenders don't offer prepayment penalties on Alaska business-purpose loans, so you can sell or refinance at any time without a penalty.
Yes, on eligible programs. Lenders use your booking history or a short-term rental market analysis for the property. Check local short-term rental licensing first.
Yes, and in Alaska it's required: DSCR loans we arrange there must close in an LLC or other business entity, with the owners signing a personal guarantee.
Yes. The Municipality of Anchorage requires every short-term rental (a furnished unit rented for fewer than 30 consecutive days) to register for free at muni.org/str by July 30, 2026, and starting July 31, 2026 the STR registration number must appear on every listing. Stays under 30 days are also subject to Anchorage's 12% room tax.
No. The state's $150,000 senior citizen and disabled veteran exemption applies only to property the owner occupies as a primary residence, and local residential exemptions also require owner occupancy. The Fairbanks North Star Borough's $50,000 exemption, for example, is not available for parcels held in an LLC. A non-owner-occupied rental is taxed on its full assessed value at the local borough or city rate.
It depends on the lender and the property. Homes on the road system with year-round access are the easiest to finance, while fly-in, off-grid or very remote properties may be ineligible or need a specialty program.
Many Alaska vacation markets earn most of their income in summer. Lenders typically look at a full 12 months of booking history or an annual market projection, so a strong July won't carry a property that sits empty all winter.
Alaska's landlord-tenant act gives the tenant seven days after written notice to pay the full amount before the lease ends. If the tenant doesn't pay or move, the landlord files for possession in court.
No. Alaska has no individual income tax, so your net rental profit isn't taxed at the state level. Federal income tax, borough property taxes and any local sales taxes still apply.
