A DSCR (debt service coverage ratio) loan lets Mississippi investors qualify using the rent a property earns instead of personal tax returns, W-2s, or pay stubs. If the rent covers the mortgage payment, taxes, insurance, and any HOA dues, the property can usually carry its own loan. That makes DSCR financing a natural fit for self-employed investors, people growing past conventional loan limits, and anyone buying in an LLC.
Broker Buddy shops DSCR programs from multiple wholesale lenders for single-family homes, 2–4 unit properties, condos, townhomes, and short-term rentals across all 82 Mississippi counties — purchases, rate-and-term refinances, and cash-out refinances.
Mississippi's lower home prices and coastal insurance costs shape DSCR deals here more than any special lending rule. Most rental loans fit inside these ranges, and since we compare multiple lenders at once, a deal that misses one program's box often fits another.
| Guideline | Typical range in Mississippi |
|---|---|
| Credit score | Many programs begin around 620–660; 700+ unlocks the highest leverage and best pricing |
| Down payment / LTV | Usually 20–25% down (up to 80% LTV) on purchases and rate-and-term refinances; cash-out generally tops out around 75% LTV |
| Minimum DSCR | 1.00 is the common target; some programs accept 0.75–0.99 with a larger down payment, and no-ratio options exist |
| Reserves | Commonly 3–6 months of PITIA after closing |
| Loan size | Minimums often start around $75,000–$100,000. With many Jackson, Hattiesburg and Delta homes priced well below the national median, a small loan can limit lender choices, so 2–4 units or small portfolios can be a better fit. |
| Property types | Single-family, 2–4 units, condos, townhomes and short-term rentals; manufactured homes are excluded by many programs, and some lenders add 5–10 unit buildings |
| Who can borrow | Individuals or an LLC with a personal guarantee; some programs want an out-of-state LLC registered to do business in Mississippi before closing |
| Insurance | Gulf Coast wind and flood premiums are escrowed and counted in PITIA, so get a real quote in Harrison, Hancock or Jackson County before you lock in a price |
| Time to close | Roughly 3–5 weeks once the appraisal is ordered |
Guidelines vary by lender, credit profile and property, and they change often. Run your numbers through our DSCR calculator, or see how 30-year, 40-year, interest-only and ARM terms change your payment and ratio.
Mississippi has some of the lowest home prices in the country, so rents in its larger metros often cover the full payment more easily than in higher-cost states. Demand comes from several directions at once:
Mississippi's rental demand clusters around a handful of job, military and college hubs. Here's how investors tend to size up each one — verify rents and insurance on the exact address before making an offer.

Lenders qualify DSCR loans using the lower of the current lease or an appraiser's market-rent estimate, so it helps to know where local rents sit before you make an offer. HUD's Fair Market Rents are a useful, neutral starting point:
| Metro area | 2-bedroom | 3-bedroom | 4-bedroom |
|---|---|---|---|
| Hattiesburg | $1,316 | $1,676 | $1,730 |
| Memphis, TN-MS-AR (incl. DeSoto Co.) | $1,301 | $1,717 | $1,981 |
| Jackson | $1,289 | $1,536 | $1,694 |
| Gulfport-Biloxi | $1,185 | $1,525 | $1,723 |
| Marshall County | $1,106 | $1,318 | $1,849 |
| Tate County | $1,101 | $1,322 | $1,447 |
| Pascagoula | $1,099 | $1,506 | $1,759 |
| Stone County | $1,047 | $1,248 | $1,570 |
| Yazoo County | $1,016 | $1,330 | $1,335 |

Here's a simplified look at how a lender would calculate DSCR on a three-bedroom single-family rental in the Jackson area:
| Purchase price | $185,000 |
| Down payment (20%) | $37,000 |
| Loan amount | $148,000 |
| Principal & interest (30-yr fixed, 7.25% example rate) | $1,010 / mo |
| Property taxes (estimate) | $262 / mo |
| Homeowners insurance (estimate) | $170 / mo |
| Total housing payment (PITI) | $1,442 / mo |
| Monthly rent (HUD 3-bedroom benchmark) | $1,536 / mo |
| DSCR = $1,536 ÷ $1,442 | 1.07 |
A DSCR of 1.0 or higher means the rent covers the full payment, which qualifies with most lenders. Ratios at 1.20 and above typically earn better pricing, and some programs go below 1.0 with a larger down payment and stronger credit. The rate, taxes, and insurance shown are illustrations only — tax bills vary widely between Hinds, Madison, and Rankin counties and between cities — so request a quote for numbers on your property.
That Jackson example clears 1.00 with a little room to spare. Plug in your own price, rent, taxes and insurance with the DSCR calculator, or see whether an interest-only or 40-year term helps a coastal deal with a high wind premium reach your target.
Mississippi allows prepayment penalties on loans secured by real estate, but state law (Miss. Code Ann. § 75-17-31) caps them on loans secured by a single-family home or single-family condo: no more than 5% of the unpaid balance in year 1, 4% in year 2, 3% in year 3, 2% in year 4, and 1% in year 5, with no penalty after five years. In practice, most DSCR lenders offer only declining (step-down) prepay structures in Mississippi. Choosing a prepayment penalty usually lowers your rate; choosing no penalty gives you the freedom to sell or refinance at any time. We'll price both ways so you can compare.
| Prepay option | How it works | Best for |
|---|---|---|
| 5-year step-down (5-4-3-2-1) | Penalty is 5% of the balance paid off in year 1, falling 1% each year to 0% after year 5 — the maximum Mississippi allows. | Long-term buy-and-hold; lowest rate |
| 3-year step-down (3-2-1) | 3% in year 1, 2% in year 2, 1% in year 3, then none. | A balance of rate and flexibility |
| 1- or 2-year step-down | A smaller declining penalty that ends after the first year or two, on programs that offer it. | Investors who may refinance or sell within a few years |
| No prepayment penalty | Sell or refinance any time with no penalty, usually at a higher rate. | Flips-to-rentals, BRRRR, short holds |
Mississippi assesses single-family, owner-occupied homes as Class I property at 10% of true value. A rental doesn't qualify, so it falls into Class II ("all other real property") at 15% of true value — and it also loses the homestead exemption the previous owner-occupant may have received. Because the same local millage applies, a rental's tax bill can be 50% or more above what an owner-occupant paid on the same house. When you underwrite a purchase, recalculate taxes at the Class II rate rather than relying on the current bill. See the Mississippi Department of Revenue property tax FAQs for how assessments work.
In Harrison, Hancock, and Jackson counties, hurricane wind coverage can be a significant part of the payment and may affect your DSCR; some coastal properties are written through the Mississippi Windstorm Underwriting Association when the standard market won't cover wind. Tornadoes and severe storms are also a risk statewide. Check the flood zone of any address on the FEMA Flood Map Service Center before you make an offer. The Mississippi Insurance Department has consumer guidance on homeowners, wind, and flood coverage.
Mississippi's 7% state sales tax applies to the rental of hotel and motel accommodations, and many cities and counties add local tourism or convention taxes on lodging — some of which specifically name Airbnb and vacation rentals. If Airbnb or Vrbo collects and remits the tax for your bookings, you may not need to remit it yourself, but direct bookings do. Local rates are listed on the Mississippi DOR tourism and economic development taxes page. On the coast, Bay St. Louis requires annual short-term rental registration, and Ocean Springs requires a permit for short-term rentals in residential areas and limits how many it issues, so check with the city before you buy.
Long-term rentals are governed by the Mississippi Residential Landlord and Tenant Act (Miss. Code Ann. Title 89, Chapter 8), which covers security deposits, notices, and repairs. Mississippi law does not cap the amount of a security deposit, but the balance must be returned, with an itemized list of any deductions, within 45 days after the tenancy ends. You can find the current code through the Mississippi Legislature website.
Mississippi has no statewide rent control law, so rent increases follow your lease. For unpaid rent, a landlord can give the tenant 3 days' written notice to pay or give up possession before filing in court. For other material lease violations, the notice must give the tenant a reasonable time (no more than 14 days) to fix the problem and set a termination date at least 14 days after the tenant receives it. A month-to-month tenancy can be ended with 30 days' written notice, and a week-to-week tenancy with 7 days. Courts hearing nonpayment cases must follow the signed rental agreement, so a well-drafted lease matters. Sources: Miss. Code Ann. § 89-8-13 and § 89-8-19.
For 2026, Mississippi taxes individual income above $10,000 at a flat 4%, and 2025 legislation lowers the rate by a quarter point each year to 3% in 2030, with further cuts possible if revenue targets are met. Net rental income is reported on your state return, and out-of-state owners with Mississippi rental income generally file a nonresident return. Your CPA can explain how depreciation and LLC pass-through rules affect what you actually owe. Source: Mississippi Department of Revenue.
Many Mississippi investors hold rentals in an LLC for liability protection, and DSCR loans can close directly in the entity's name. Mississippi LLCs are formed with the Mississippi Secretary of State. Talk to your attorney or CPA about the right structure for your situation.
Use these official county offices to look up a property's assessed value, current tax bill, and parcel details before you make an offer. In Mississippi, each county has an elected Tax Assessor (in some counties combined with the Tax Collector as a single Tax Assessor/Collector).

|---|---|---|
| Hinds | Jackson, Clinton, Raymond | Tax Assessor |
| Harrison | Gulfport, Biloxi, D'Iberville | Tax Assessor |
| DeSoto | Southaven, Olive Branch, Horn Lake | Tax Assessor |
| Rankin | Brandon, Pearl, Flowood | Tax Assessor |
| Jackson | Pascagoula, Ocean Springs, Moss Point | Tax Assessor |
| Madison | Madison, Ridgeland, Canton | County website (Tax Assessor) |

Mississippi investors use DSCR financing for more than a basic 30-year purchase. Explore the option that fits your plan:
Most DSCR programs require 20–25% down on a purchase. Select programs allow less with strong credit and a higher DSCR. Short-term rentals and properties with a DSCR under 1.0 usually need more down.
They can. Mississippi caps prepayment penalties on loans secured by single-family homes and condos at 5% in year 1, stepping down 1% per year to none after year 5, so lenders offer declining options such as 5-4-3-2-1 or 3-2-1. You can also choose a loan with no prepayment penalty, typically at a slightly higher rate.
Yes, on eligible programs. Lenders use your booking history or a short-term rental market analysis for the property. This is popular for Gulf Coast properties in Biloxi, Gulfport, Bay St. Louis, and Ocean Springs, and for game-day rentals in Oxford and Starkville.
Yes. DSCR loans can close in the name of an LLC or corporation, with the owners signing a personal guarantee.
Mississippi assesses owner-occupied homes at 10% of true value (Class I) and rentals at 15% (Class II), and rentals don't receive the homestead exemption. That can make a rental's tax bill 50% or more higher than an owner-occupant's, so budget for the higher amount when you buy.
Yes. DSCR cash-out refinances let you pull equity from a rental you already own to fund your next purchase, again qualifying on the property's rent.
Mississippi law lets a landlord give 3 days' written notice to pay rent or give up possession before filing for eviction. The court must follow the signed rental agreement, so clear late-fee and payment terms in your lease help.
Yes. For 2026 the state taxes individual income above $10,000 at a flat 4%, and the rate is scheduled to fall each year to 3% by 2030. Out-of-state owners with Mississippi rental income generally file a nonresident return, so check with your CPA.
Yes. Insurance is part of the PITIA payment a DSCR lender compares to rent, so a high wind or flood premium directly lowers your ratio. Get a binding quote early on any property in Harrison, Hancock or Jackson County.
Often, but many programs have minimum loan sizes around $75,000 to $100,000. If a single home is priced below that, a 2-4 unit property or a combined portfolio loan may be the better route.
