DSCR Loans in South Carolina: Finance Rentals on the Property's Income

A DSCR (debt service coverage ratio) loan lets South Carolina investors qualify using the rent a property earns instead of personal tax returns, W-2s, or pay stubs. If the rent covers the mortgage payment, taxes, insurance, and any HOA dues, the property can usually carry its own loan. That makes DSCR financing a natural fit for self-employed investors, people growing past conventional loan limits, and anyone buying in an LLC.

Broker Buddy shops DSCR programs from multiple wholesale lenders for single-family homes, 2–4 unit properties, condos, townhomes, and short-term rentals across all 46 South Carolina counties — purchases, rate-and-term refinances, and cash-out refinances.

South Carolina DSCR Loan Guidelines at a Glance

DSCR rules vary from lender to lender, but most South Carolina rental loans fit the ranges below. We shop several programs at once, so if one lender's guideline doesn't work for your deal, another one usually will.

GuidelineTypical range in South Carolina
Credit scorePrograms often start around 620–660; 700+ unlocks the most leverage and the best pricing
Down payment / LTVPlan on 20–25% down (up to 80% LTV) for purchases and rate-and-term refinances; cash-out typically caps near 75% LTV
Minimum DSCR1.00 is the usual target; some programs allow 0.75–0.99, and no-ratio options help coastal homes where insurance pushes the payment up
ReservesUsually 3–6 months of PITIA after closing
Loan sizeMinimums commonly start around $75,000–$100,000, with jumbo DSCR for Kiawah, Hilton Head and Charleston peninsula properties
Property typesSingle-family, 2–4 units, condos, townhomes and short-term rentals; select programs take 5–10 units. Grand Strand condo-hotels with rental desks are often ineligible, so check the building first
InsuranceCoastal properties may need separate wind and hail coverage, sometimes through the state Wind Pool, plus flood insurance in mapped zones; get quotes early because they feed directly into DSCR
Short-term rentalsCharleston generally requires the owner's primary residence for a short-term rental permit outside a small overlay, while beach towns set their own rules
Who can borrowIndividuals or an LLC; first-time investors qualify on many programs
Time to closeRoughly 3–5 weeks after the appraisal is ordered

Guidelines shift often and differ by lender, credit profile and property. To test a deal, run it through our DSCR calculator or compare how 30-year, 40-year, interest-only and ARM terms change the payment and the ratio.

Why Investors Are Buying Rentals in South Carolina

South Carolina has been one of the fastest-growing states in the country, with steady in-migration to the Upstate, the Midlands, and the coast. Home prices in most markets remain below those of other fast-growing Sun Belt metros, and renter demand comes from several directions at once:

  • Advanced manufacturing in the Upstate — BMW's Spartanburg plant, Michelin's North American headquarters in Greenville, and a long list of suppliers — keeps Greenville-Spartanburg renters employed and relocating.
  • Ports, aerospace, and logistics around Charleston, including the Port of Charleston and Boeing's North Charleston campus, drive demand across Charleston, Berkeley, and Dorchester counties.
  • Military installations such as Fort Jackson (Columbia), Shaw AFB (Sumter), Joint Base Charleston, and the Marine Corps installations around Beaufort and Parris Island create rotating rental demand.
  • Universities and state government — the University of South Carolina in Columbia, Clemson University, and the College of Charleston — support student, staff, and government-worker rentals.
  • Coastal tourism along the Grand Strand (Myrtle Beach, North Myrtle Beach), Hilton Head Island, and the Charleston-area beaches fuels one of the Southeast's busiest vacation-rental markets.

South Carolina Rental Markets Worth a Closer Look

South Carolina's growth spans manufacturing towns, military communities and beach destinations. Each market prices risk differently, so underwrite the specific property.

Charleston area
Boeing's North Charleston plant, MUSC, Joint Base Charleston and the port anchor demand. Summerville, Goose Creek and North Charleston usually pencil better than the peninsula, where short-term rentals require owner occupancy outside the overlay zone.
Greenville & Spartanburg
BMW's Spartanburg plant, Michelin, Prisma Health, Furman and nearby Clemson drive one of the Southeast's busiest manufacturing corridors along I-85.
Columbia
The University of South Carolina, state government and Fort Jackson, the Army's largest basic training post, keep a steady flow of students, workers and military families.
Myrtle Beach & Grand Strand
Millions of visitors a year support vacation rentals from North Myrtle Beach to Surfside, while a growing retiree population adds long-term demand in Conway and Carolina Forest.
Hilton Head & Beaufort
Resort tourism on Hilton Head and Bluffton pairs with Marine Corps Air Station Beaufort and Parris Island, which bring military renters to Beaufort and Port Royal.
Rock Hill, Fort Mill & Aiken
York County draws Charlotte commuters who want South Carolina pricing, and Aiken benefits from Savannah River Site employment and its equestrian community.

South Carolina Rent Benchmarks by Metro

Lenders qualify DSCR loans using the lower of the current lease or an appraiser's market-rent estimate, so it helps to know where local rents sit before you make an offer. HUD's Fair Market Rents are a useful, neutral starting point:

Metro area2-bedroom3-bedroom4-bedroom
Beaufort County (Hilton Head-Bluffton)$2,010$2,395$2,880
Charleston-North Charleston$1,884$2,336$2,687
Charlotte-Concord-Gastonia, NC-SC (York Co.)$1,785$2,179$2,773
Greenville-Mauldin-Easley$1,507$1,801$2,124
Myrtle Beach-North Myrtle Beach-Conway$1,504$1,823$1,981
Sumter$1,338$1,594$2,060
Augusta-Richmond County, GA-SC (Aiken Co.)$1,329$1,672$2,035
Columbia$1,226$1,546$1,754
Spartanburg$1,196$1,457$1,722
Anderson$1,102$1,444$1,704

Source: HUD Fair Market Rents, FY2027 schedule (effective October 1, 2026). Charleston, Charlotte, and Augusta figures are HUD's metro-wide FMRs; HUD also publishes ZIP-code-level Small Area FMRs for those metros. Fair Market Rents are a government benchmark, not an appraisal; actual market rent for a specific property may be higher or lower.

Example: How a Greenville Rental Pencils Out

Here's a simplified look at how a lender would calculate DSCR on a three-bedroom single-family rental in the Greenville area:

Purchase price$260,000
Down payment (20%)$52,000
Loan amount$208,000
Principal & interest (30-yr fixed, 7.25% example rate)$1,419 / mo
Property taxes (estimate, 6% rental assessment)$325 / mo
Homeowners insurance (estimate)$150 / mo
Total housing payment (PITI)$1,894 / mo
Monthly rent (HUD 3-bedroom benchmark)$1,801 / mo
DSCR = $1,801 ÷ $1,8940.95

A DSCR of 1.0 or higher means the rent covers the full payment, which qualifies with most lenders, and ratios at 1.20 and above typically earn better pricing. At 0.95, this example would still fit some programs that go below 1.0 with a larger down payment and stronger credit — or the numbers improve with a lower purchase price, a bigger down payment, a buydown, or a lease above the HUD benchmark. Because rentals in South Carolina are taxed at the 6% ratio, property taxes have an outsized effect on DSCR here. The rate, taxes, and insurance shown are illustrations only — request a quote for numbers on your property.

Test your own Greenville numbers with the DSCR calculator, or see whether an interest-only or 40-year term can push a South Carolina deal past 1.00.

South Carolina Prepayment Penalty Rules for DSCR Loans

South Carolina's statutory ban on prepayment penalties (S.C. Code § 37-10-103) covers personal, family, or household-purpose loans secured by real estate of $150,000 or less. DSCR loans are business-purpose loans on investment property, so lenders may generally include a standard prepayment penalty. Choosing a prepayment penalty usually lowers your rate; choosing no penalty gives you the freedom to sell or refinance at any time. We'll price both ways so you can compare.

Prepay optionHow it worksBest for
5-year step-down (5-4-3-2-1)Penalty is 5% of the balance paid off in year 1, falling 1% each year to 0% after year 5.Long-term buy-and-hold; lowest rate
3-year step-down (3-2-1)3% in year 1, 2% in year 2, 1% in year 3, then none.A balance of rate and flexibility
Six months' interestPenalty is capped at six months of interest on 80% of the original principal balance.Investors who want a smaller, predictable penalty
No prepayment penaltySell or refinance any time with no penalty, usually at a higher rate.Flips-to-rentals, BRRRR, short holds
Good to know: prepayment availability can vary by lender in South Carolina, and on DSCR loans above 80% loan-to-value a prepayment penalty of at least three years is generally required. Prepayment terms vary by program and are always disclosed before you commit.

South Carolina-Specific Costs Every Investor Should Budget For

Property taxes: rentals are assessed at 6%, not 4%

South Carolina taxes an owner's primary residence on an assessment equal to 4% of fair market value, and owner-occupied homes are also exempt from school operating millage. A rental doesn't qualify for either, so it is assessed at 6% and pays the full school operating levy. As a result, a rental's tax bill can be far higher than what the previous owner-occupant paid. A sale is also an assessable transfer of interest, so the county reappraises the parcel and the 15% cap on reassessment increases doesn't apply in that first year. When you underwrite a purchase, recalculate taxes at the 6% ratio rather than relying on the current bill. See the South Carolina Department of Revenue property tax page for how assessments work.

Insurance and hurricane risk on the coast

In Horry, Georgetown, Charleston, and Beaufort counties, wind and hurricane coverage can be a significant part of the payment and may affect your DSCR. Check the flood zone of any address on the FEMA Flood Map Service Center before you make an offer, and ask your agent about wind-mitigation discounts. The South Carolina Department of Insurance has hurricane-preparedness guidance and information on the SC Safe Home mitigation grant program.

Accommodations tax on short-term rentals

Stays of less than 90 consecutive days are subject to South Carolina's 5% state sales tax plus the 2% state accommodations tax, along with any local sales tax, and many counties and cities add their own local accommodations taxes. When an online travel company such as Vrbo takes the booking and payment, it is responsible for the state tax on that booking, but direct bookings are your responsibility. Details are on the SCDOR accommodations tax page. Local rules matter too: the Town of Hilton Head Island requires a short-term rental permit in addition to a business license, and the City of Charleston requires a short-term rental permit and limits where non-owner-occupied short-term rentals can operate, so check with the city or town before you buy.

Landlord-tenant law

Long-term rentals are governed by the South Carolina Residential Landlord and Tenant Act (S.C. Code Title 27, Chapter 40), which covers security deposits, notices, and repairs. South Carolina doesn't cap the amount of a security deposit, but the deposit, less any itemized deductions, must be returned within 30 days after the tenancy ends and the tenant delivers possession and makes a demand, whichever is later. You can read the current code on the South Carolina Legislature's Code of Laws site.

Nonpayment notices

Before filing for eviction for unpaid rent, a South Carolina landlord must give written notice that rent is unpaid and that the lease will be terminated if it isn't paid within five days of the due date. A written lease that contains the statute's conspicuous notice language satisfies this requirement, so no separate notice is needed. Source: Lexington County Magistrate guide to S.C. Code § 27-40-710.

No local rent control

South Carolina bars counties and cities from enacting or enforcing ordinances that regulate rent on private residential property, so rent levels are set by your lease and the market. Source: S.C. Code § 27-39-60.

State income tax on rental profits

For tax years after 2025, Act 110 simplified South Carolina's income tax to two brackets: 1.99% on the first $30,000 of taxable income and 5.21% above that, with future cuts tied to revenue growth. The state no longer uses the federal standard deduction and offers its own deduction that phases out at higher incomes. Source: SC Department of Revenue Information Letter 26-20.

Buying in an LLC

Many South Carolina investors hold rentals in an LLC for liability protection, and DSCR loans can close directly in the entity's name. South Carolina LLCs are formed with the South Carolina Secretary of State. Talk to your attorney or CPA about the right structure for your situation.

South Carolina DSCR Loan FAQs

How much do I need to put down on a South Carolina DSCR loan?

Most DSCR programs require 20–25% down on a purchase. Select programs allow less with strong credit and a higher DSCR. Short-term rentals and properties with a DSCR under 1.0 usually need more down.

Do South Carolina DSCR loans have prepayment penalties?

They can. South Carolina's statutory prepayment protections apply to personal, family, or household-purpose loans, not business-purpose investment loans, so lenders may offer standard prepayment penalties such as 5-4-3-2-1 or 3-2-1 step-downs. You can also choose a loan with no prepayment penalty, typically at a slightly higher rate.

Can I use Airbnb income to qualify?

Yes, on eligible programs. Lenders use your booking history or a short-term rental market analysis for the property. This is popular for Myrtle Beach, North Myrtle Beach, Hilton Head Island, and Charleston-area beach properties — just confirm local permit rules first.

Can I close in my LLC?

Yes. DSCR loans can close in the name of an LLC or corporation, with the owners signing a personal guarantee.

Why are property taxes higher on my rental than on my home?

South Carolina assesses rentals at 6% of fair market value versus 4% for an owner's primary residence, and owner-occupied homes are also exempt from school operating millage. A rental gets neither break, so its tax bill can be much higher. Budget for the higher amount when you buy.

Can I do a cash-out refinance on a South Carolina rental?

Yes. DSCR cash-out refinances let you pull equity from a rental you already own to fund your next purchase, again qualifying on the property's rent.

Can I get a DSCR loan for a Myrtle Beach condo?

Often, but it depends on the building. Many DSCR programs exclude condo-hotels with on-site rental desks or short minimum stays, while standard condo buildings are usually fine. Send us the building name and we can check eligibility before you make an offer.

Does South Carolina have rent control?

No. State law prohibits counties and cities from regulating rent on private residential property, so increases are governed by your lease and market conditions.

How does coastal insurance affect a South Carolina DSCR loan?

Insurance is part of the payment the lender divides into rent, so higher wind, hail and flood premiums lower your ratio. Getting firm quotes before you go under contract, including Wind Pool coverage where needed, avoids surprises late in underwriting.

Can a first-time investor get a DSCR loan in South Carolina?

Yes. Many programs accept first-time investors, though some short-term rental and 5-10 unit programs require prior ownership. We can match you with a lender whose rules fit your experience.
