A DSCR (debt service coverage ratio) loan lets Texas investors qualify using the rent a property earns instead of personal tax returns, W-2s, or pay stubs. If the rent covers the mortgage payment, taxes, insurance, and any HOA dues, the property can usually carry its own loan. That makes DSCR financing a natural fit for self-employed investors, people growing past conventional loan limits, and anyone buying in an LLC.
Broker Buddy shops DSCR programs from multiple wholesale lenders for single-family homes, 2–4 unit properties, condos, townhomes, and short-term rentals across all 254 Texas counties — purchases, rate-and-term refinances, and cash-out refinances.
No two DSCR programs are identical, but the bulk of Texas rental loans we place fall inside the ranges below. Because we shop several wholesale lenders at once, a guideline that kills a deal with one program is often a non-issue with another.
| Guideline | Typical range in Texas |
|---|---|
| Credit score | Many programs open at roughly 620–660; scores of 700 and up get the most leverage and the strongest pricing |
| Down payment / LTV | Plan on 20–25% down (up to 80% LTV) for purchases and rate-and-term refinances; cash-out usually caps around 75% LTV, with select programs reaching 85% LTV for top-tier credit |
| Minimum DSCR | 1.00 is the usual benchmark; some programs allow 0.75–0.99, and no-ratio options exist when rent doesn't yet cover the payment |
| Reserves | Typically 3–6 months of PITIA after closing, more for larger balances or lower scores |
| Loan size | Minimums commonly start near $75,000–$100,000; jumbo DSCR programs cover higher-priced Austin, Dallas and Houston suburbs into the millions |
| Property types | Single-family, 2–4 units, condos, townhomes and short-term rentals; some programs take 5–10 units and mixed-use |
| Homestead status | Texas's strict constitutional home-equity rules (Article XVI, Section 50) protect homesteads, not rentals. A true investment property can do a business-purpose cash-out refi, but a home you currently claim as your homestead can't be financed as a DSCR rental |
| Who can borrow | Individuals or an LLC; first-time investors qualify on many programs, though short-term rental programs may ask for prior ownership |
| Time to close | About 3–5 weeks once the appraisal is ordered; appraisal backlogs in fast-growing suburbs can add time |
Guidelines shift often and differ by lender, credit profile and property. To see where your deal lands, run it through our DSCR calculator or compare how 30-year, 40-year, interest-only and ARM terms move your payment and ratio.
Texas has no state personal income tax, one of the fastest-growing populations in the country, and two of the nation's five largest metro areas in Dallas–Fort Worth and Houston. Property taxes are higher than in many states, so it pays to underwrite carefully, but home prices in much of the state remain moderate relative to rents. Demand comes from several directions at once:
Texas is really a dozen different rental markets. Here's a quick read on the areas investors ask us about most — always underwrite the specific address, including its school district and any MUD or PID levy.

Lenders qualify DSCR loans using the lower of the current lease or an appraiser's market-rent estimate, so it helps to know where local rents sit before you make an offer. HUD's Fair Market Rents are a useful, neutral starting point:
| Metro area | 2-bedroom | 3-bedroom | 4-bedroom |
|---|---|---|---|
| Austin-Round Rock-San Marcos | $1,817 | $2,292 | $2,689 |
| Dallas | $1,807 | $2,275 | $2,892 |
| Midland | $1,794 | $2,223 | $2,401 |
| Fort Worth-Arlington | $1,745 | $2,284 | $2,866 |
| Houston-The Woodlands-Sugar Land | $1,497 | $2,017 | $2,502 |
| San Antonio-New Braunfels | $1,441 | $1,864 | $2,163 |
| Corpus Christi | $1,421 | $1,855 | $2,087 |
| Lubbock | $1,241 | $1,718 | $2,053 |
| El Paso | $1,146 | $1,559 | $1,915 |
| Killeen-Temple | $1,138 | $1,576 | $1,902 |

Here's a simplified look at how a lender would calculate DSCR on a three-bedroom single-family rental in the Houston area. Note how much of the payment goes to property taxes and insurance — typical for Texas:
| Purchase price | $240,000 |
| Down payment (20%) | $48,000 |
| Loan amount | $192,000 |
| Principal & interest (30-yr fixed, 7.25% example rate) | $1,310 / mo |
| Property taxes (estimate) | $420 / mo |
| Homeowners insurance (estimate) | $250 / mo |
| Total housing payment (PITI) | $1,980 / mo |
| Monthly rent (HUD 3-bedroom benchmark) | $2,017 / mo |
| DSCR = $2,017 ÷ $1,980 | 1.02 |
A DSCR of 1.0 or higher means the rent covers the full payment, which qualifies with most lenders. Ratios at 1.20 and above typically earn better pricing, and some programs go below 1.0 with a larger down payment and stronger credit. In Texas, taxes and insurance often move the ratio more than the interest rate does, so get a real tax estimate and insurance quote before you write an offer. The rate, taxes, and insurance shown are illustrations only — request a quote for numbers on your property.
Run your own Houston-area numbers, using the full non-homestead tax rate, in the DSCR calculator, or see whether an interest-only or 40-year term gives a tight deal more breathing room above 1.00.
Texas generally allows prepayment penalties on investment-property (business-purpose) loans, whether you close in your own name or in an LLC. The state's well-known lending restrictions apply mainly to homestead loans, such as home-equity loans on a primary residence, not to DSCR loans on rentals. Choosing a prepayment penalty usually lowers your rate; choosing no penalty gives you the freedom to sell or refinance at any time. We'll price both ways so you can compare.
| Prepay option | How it works | Best for |
|---|---|---|
| 5-year step-down (5-4-3-2-1) | Penalty is 5% of the balance paid off in year 1, falling 1% each year to 0% after year 5. | Long-term buy-and-hold; lowest rate |
| 3-year step-down (3-2-1) | 3% in year 1, 2% in year 2, 1% in year 3, then none. | A balance of rate and flexibility |
| 1- or 2-year prepay | A shorter penalty period (for example 2-1 or 1%), at a rate between the step-down and no-prepay options. | Investors who may refinance or sell within a few years |
| No prepayment penalty | Sell or refinance any time with no penalty, usually at a higher rate. | Flips-to-rentals, BRRRR, short holds |
Texas has no state property tax; counties, cities, school districts, and special districts each levy their own, and combined rates in the major metros often land around 2% of value. Each county's appraisal district values property as of January 1 every year. A rental doesn't qualify for the homestead exemptions or the 10% annual cap on homestead appraisal increases, so your bill can be much higher than what an owner-occupant seller paid. Underwrite with the full non-homestead rate, and remember you can protest your appraised value with the appraisal review board each spring. See the Texas Comptroller property tax pages for how the system works.
Along the Gulf Coast, windstorm coverage can be a large part of the payment, and in some coastal areas it comes from the Texas Windstorm Insurance Association rather than a standard carrier. Hail is a major cost driver in North and Central Texas, and flooding is a serious risk in the Houston area and elsewhere — standard policies don't cover flood. Check the flood zone of any address on the FEMA Flood Map Service Center before you make an offer. The Texas Department of Insurance has consumer guidance on home, windstorm, and flood coverage.
Texas charges a 6% state hotel occupancy tax on rooms that cost $15 or more per day, and it applies to houses, condos, and apartments rented to guests, not just hotels. Cities, some counties, and special districts add local hotel taxes. Platforms, property managers, and other third parties may be responsible for collecting some of these taxes, but check what your platform remits before relying on it. Details are on the Comptroller hotel occupancy tax page. Some cities add their own rules: Austin, for example, requires a city short-term rental operating license and has said it will ask platforms to remove unlicensed listings, so check with the city before you buy.
Long-term rentals are governed by Chapter 92 of the Texas Property Code (Residential Tenancies), which covers security deposits, repairs, and notices. Texas sets no statewide cap on the amount of a security deposit, but the landlord must refund it, less itemized deductions, within 30 days after the tenant surrenders the property; the tenant must provide a forwarding address. You can read the current code on the Texas Constitution and Statutes site.
The default notice to vacate in Texas is 3 days unless your written lease sets a different period. Senate Bill 38, which applies to eviction suits filed on or after January 1, 2026, reshaped the process: it requires a notice to pay rent or vacate in certain first-time nonpayment cases, no longer lets landlords simply tape a notice to the outside of the door, and generally sets the justice court trial 10 to 21 days after filing. Update your lease and notice forms and have a Texas attorney review them. Sources: Texas Property Code Chapter 24 and the Texas Apartment Association SB 38 FAQ.
Texas cities and counties can't adopt rent control except during a declared state of disaster with the governor's approval, so rent increases are set by your lease and the market. Source: Texas Local Government Code § 214.902.
Most small rental LLCs owe no Texas franchise tax: for reports due in 2026 the no-tax-due threshold is $2.65 million in annualized revenue. Your LLC still files an annual information report with the Comptroller, so put that date on your calendar. Source: Texas Comptroller.
Many Texas investors hold rentals in an LLC for liability protection, and DSCR loans can close directly in the entity's name. Texas LLCs are formed by filing a certificate of formation with the Texas Secretary of State, and Texas entities may also have franchise tax reporting with the Comptroller. Talk to your attorney or CPA about the right structure for your situation.
Use these official appraisal districts to look up a property's appraised value, exemptions, and parcel details before you make an offer. In Texas, each county's appraisal district sets values, and the county tax assessor-collector usually sends the bill and collects the tax.

Texas investors use DSCR financing for much more than a plain 30-year purchase. Pick the option that matches your plan:
Most DSCR programs require 20–25% down on a purchase. Select programs allow less with strong credit and a higher DSCR. Short-term rentals and properties with a DSCR under 1.0 usually need more down.
They can. Texas generally permits standard prepayment penalties on investment loans, such as 5-4-3-2-1 or 3-2-1 step-downs. You can also choose a loan with no prepayment penalty, typically at a slightly higher rate.
Yes, on eligible programs. Lenders use your booking history or a short-term rental market analysis for the property. This is popular for Galveston, Port Aransas, South Padre Island, and Hill Country properties. Check city rules first; Austin, for example, requires a short-term rental operating license.
Yes. DSCR loans can close in the name of an LLC or corporation, with the owners signing a personal guarantee.
If the seller lived in the home, they likely had homestead exemptions and the 10% annual cap on homestead appraisal increases. A rental doesn't qualify for either, so the tax is calculated on the full appraised value. Budget for the non-homestead amount when you buy, and consider protesting the appraisal if the value looks high.
Yes. DSCR cash-out refinances let you pull equity from a rental you already own to fund your next purchase, again qualifying on the property's rent. Texas's special home-equity rules apply to homesteads, not investment properties, though each lender sets its own maximum loan-to-value.
Many DSCR programs start around a 620 to 660 credit score. Scores of 700 or higher usually unlock the highest loan-to-value and the best pricing, while lower scores generally need a bigger down payment.
Yes. Many programs accept first-time investors, although some short-term rental and 5-10 unit programs want to see prior ownership. We match you with a lender whose experience rules fit your situation.
The Texas Constitution's home-equity restrictions protect homesteads, not investment properties. A rental you don't claim as your homestead can generally do a business-purpose DSCR cash-out refinance, usually up to about 75% LTV.
After the notice period, a landlord files in justice court, and under the rules in effect for 2026 the trial is generally set 10 to 21 days after filing. Appeals and writ timing can add time, so budget for a month or more of lost rent.
Tell us about the property and we'll shop multiple DSCR lenders — with and without a prepayment penalty — so you can compare. No credit check to see your options.
