A DSCR (debt service coverage ratio) loan lets Tennessee investors qualify using the rent a property earns instead of personal tax returns, W-2s, or pay stubs. If the rent covers the mortgage payment, taxes, insurance, and any HOA dues, the property can usually carry its own loan. That makes DSCR financing a natural fit for self-employed investors, people growing past conventional loan limits, and anyone buying in an LLC.
Broker Buddy shops DSCR programs from multiple wholesale lenders for single-family homes, 2–4 unit properties, condos, townhomes, and short-term rentals across all 95 Tennessee counties — purchases, rate-and-term refinances, and cash-out refinances.
Each DSCR program has its own rules, but most Tennessee rental loans land in the ranges below. We compare multiple lenders on every file, so a deal that misses one program's guidelines often fits another's.
| Guideline | Typical range in Tennessee |
|---|---|
| Credit score | Many programs start around 620–660; 700+ gets the highest leverage and the best pricing |
| Down payment / LTV | Commonly 20–25% down (up to 80% LTV) on purchases and rate-and-term refinances; cash-out usually caps near 75% LTV |
| Minimum DSCR | 1.00 is the usual target; select programs accept 0.75–0.99, which helps with Nashville and Franklin prices, and no-ratio options exist |
| Reserves | Typically 3–6 months of PITIA after closing |
| Loan size | Minimums often start around $75,000–$100,000, with jumbo DSCR for Brentwood, Franklin and large Smoky Mountain cabins |
| Property types | Single-family, 2–4 units, condos, townhomes and short-term rentals; select programs take 5–10 units. Gatlinburg and Pigeon Forge condo-hotels with rental desks are often ineligible |
| Short-term rentals | Cabins in Sevier County are usually underwritten on projected nightly income; in Nashville, new non-owner-occupied permits are limited to certain zoning districts, so check zoning first |
| Entity | Individuals or an LLC; an LLC owner pays Tennessee franchise and excise tax, so weigh that against liability protection |
| Property condition | Rent-ready with no major deferred maintenance; vacant homes are allowed on many purchases and refinances |
| Time to close | About 3–5 weeks after the appraisal is ordered |
Guidelines shift often and differ by lender, credit profile and property. To test a deal, run it through our DSCR calculator or compare how 30-year, 40-year, interest-only and ARM terms change the payment and the ratio.
Tennessee has no state income tax on wages, steady in-migration, and home prices below many coastal markets, which keeps rental demand strong in its major metros and mountain towns alike. Demand comes from several directions at once:
Tennessee pairs a booming Nashville region with cash-flow cities and one of the country's busiest mountain vacation markets. Here's a quick lay of the land; run the numbers on each address.

Lenders qualify DSCR loans using the lower of the current lease or an appraiser's market-rent estimate, so it helps to know where local rents sit before you make an offer. HUD's Fair Market Rents are a useful, neutral starting point:
| Metro area | 2-bedroom | 3-bedroom | 4-bedroom |
|---|---|---|---|
| Nashville-Davidson-Murfreesboro-Franklin | $1,798 | $2,309 | $2,799 |
| Knoxville | $1,475 | $1,844 | $2,122 |
| Maury County (Columbia) | $1,474 | $1,877 | $2,273 |
| Jackson | $1,375 | $1,730 | $1,898 |
| Chattanooga | $1,340 | $1,657 | $1,761 |
| Clarksville | $1,307 | $1,786 | $2,185 |
| Memphis | $1,301 | $1,717 | $1,981 |
| Cleveland | $1,270 | $1,593 | $1,669 |
| Johnson City | $1,211 | $1,461 | $1,609 |
| Kingsport-Bristol | $1,091 | $1,375 | $1,465 |

Here's a simplified look at how a lender would calculate DSCR on a three-bedroom single-family rental in the Nashville area:
| Purchase price | $350,000 |
| Down payment (20%) | $70,000 |
| Loan amount | $280,000 |
| Principal & interest (30-yr fixed, 7.25% example rate) | $1,910 / mo |
| Property taxes (estimate) | $204 / mo |
| Homeowners insurance (estimate) | $165 / mo |
| Total housing payment (PITI) | $2,279 / mo |
| Monthly rent (HUD 3-bedroom benchmark) | $2,309 / mo |
| DSCR = $2,309 ÷ $2,279 | 1.01 |
A DSCR of 1.0 or higher means the rent covers the full payment, which qualifies with most lenders. At 1.01 this example just clears that bar, which is common in Nashville, where prices are high relative to rents. Putting more down, negotiating the price, or looking at metros such as Memphis, Knoxville, or Clarksville, where rents are higher relative to prices, can push the ratio toward 1.20, where pricing typically improves. Some programs also go below 1.0 with a larger down payment and stronger credit. The rate, taxes, and insurance shown are illustrations only — request a quote for numbers on your property.
Run your own Nashville numbers in the DSCR calculator, or see how an interest-only or 40-year term could raise the ratio on a tight Middle Tennessee deal.
Tennessee generally leaves prepayment terms to the loan contract (Tenn. Code Ann. § 47-14-108), so lenders may include standard prepayment penalties on investment-property (business-purpose) loans. Choosing a prepayment penalty usually lowers your rate; choosing no penalty gives you the freedom to sell or refinance at any time. We'll price both ways so you can compare.
| Prepay option | How it works | Best for |
|---|---|---|
| 5-year step-down (5-4-3-2-1) | Penalty is 5% of the balance paid off in year 1, falling 1% each year to 0% after year 5. | Long-term buy-and-hold; lowest rate |
| 3-year step-down (3-2-1) | 3% in year 1, 2% in year 2, 1% in year 3, then none. | A balance of rate and flexibility |
| Six months' interest | Penalty is capped at six months of interest on 80% of the original principal balance. | Investors who want a smaller, predictable penalty |
| No prepayment penalty | Sell or refinance any time with no penalty, usually at a higher rate. | Flips-to-rentals, BRRRR, short holds |
Tennessee assesses residential property at 25% of appraised value, versus 40% for commercial property. A single-family rental is generally classified as residential, but properties with multiple rental units can be classified differently, so confirm the classification with the county Assessor of Property. Counties reappraise on a four-, five-, or six-year cycle, so a recent sale price may not show up in the assessment until the next reappraisal. See the Tennessee Comptroller's Division of Property Assessments for how assessments and rates work.
Tornadoes, hail, and severe thunderstorms occur across the state, and flash flooding has hit the Nashville area and other river valleys. West Tennessee also sits near the New Madrid Seismic Zone, and earthquake coverage is usually a separate policy or endorsement. Check the flood zone of any address on the FEMA Flood Map Service Center. The Tennessee Department of Commerce & Insurance has consumer resources for comparing coverage.
In Tennessee, stays of less than 90 consecutive days are subject to state and local sales tax, and many cities and counties also levy a local occupancy tax. Marketplace facilitators such as Airbnb and Vrbo must collect and remit the sales tax for the bookings they handle; direct bookings are your responsibility. See Tennessee Department of Revenue: Short-Term Rentals. Nashville requires a short-term rental property permit: new non-owner-occupied permits are issued only in certain commercial, mixed-use, and downtown zoning districts, not in residential zones, and existing permits don't transfer when a property is sold. Owner-occupied permits aren't available to LLCs or other entities.
Tennessee's Uniform Residential Landlord and Tenant Act (Tenn. Code Ann. Title 66, Chapter 28) applies in counties with more than 75,000 residents as of the 2010 census, which includes the major metros. Tennessee sets no statutory cap on security deposits, but where the Act applies, landlords must keep deposits in a separate account at a regulated bank and follow its inspection and itemization rules before withholding for damage. You can read § 66-28-301 on the Tennessee Code (via Justia).
In counties covered by the Uniform Residential Landlord and Tenant Act, a landlord can give written notice that the lease will end if unpaid rent isn't paid within 14 days of the tenant receiving it. A tenant can waive that notice in the lease if the waiver is in 12-point bold or larger type. Tennessee doesn't cap security deposits, but they must be returned within 30 days after the tenant leaves, with an itemized list of any deductions. Sources: Tenn. Code § 66-28-505 and FindLaw summary of § 66-28-301.
State law prohibits local governments from enacting, maintaining or enforcing any ordinance that controls the rent charged for private residential property, so rents are set by your lease and the market. Source: Tenn. Code § 66-35-102, as cited in Metro Nashville Resolution RS2015-1516.
Tennessee has no personal income tax on wages, and the Hall tax on interest and dividends was fully repealed for tax years beginning January 1, 2021. Rentals held in your own name aren't subject to state income tax, while LLCs face franchise and excise tax. Source: Tennessee Department of Revenue.
Many Tennessee investors hold rentals in an LLC for liability protection, and DSCR loans can close directly in the entity's name. Tennessee LLCs are formed with the Tennessee Secretary of State. Unlike in many states, LLCs are generally subject to Tennessee's franchise and excise taxes — a 6.5% excise tax on net earnings plus a franchise tax, with a $100 minimum. Talk to your attorney or CPA about the right structure for your situation.
Use these official county offices to look up a property's appraised value, assessment, and parcel details before you make an offer. In Tennessee, the office is the county Assessor of Property; tax bills come from the county trustee and, inside city limits, the city.

|---|---|---|
| Shelby | Memphis, Bartlett, Germantown, Collierville | Assessor of Property |
| Davidson | Nashville, Antioch, Madison | Assessor of Property |
| Knox | Knoxville, Farragut | Property Assessor |
| Hamilton | Chattanooga, East Ridge, Signal Mountain | Assessor of Property |
| Rutherford | Murfreesboro, Smyrna, La Vergne | Property Assessor |
| Williamson | Franklin, Brentwood, Spring Hill | Property Assessor |
| Montgomery | Clarksville | Assessor of Property |

Tennessee investors use DSCR financing for much more than a basic 30-year purchase. Pick the option that fits your plan:
Most DSCR programs require 20–25% down on a purchase. Select programs allow less with strong credit and a higher DSCR. Short-term rentals and properties with a DSCR under 1.0 usually need more down.
They can. Tennessee generally leaves prepayment terms to the loan contract, so investment loans can include standard penalties such as 5-4-3-2-1 or 3-2-1 step-downs. You can also choose a loan with no prepayment penalty, typically at a slightly higher rate.
Yes, on eligible programs. Lenders use your booking history or a short-term rental market analysis for the property. This is popular for Gatlinburg, Pigeon Forge, and other Smoky Mountain cabin properties. In Nashville, check zoning first — new non-owner-occupied permits aren't issued in residential zones.
Yes. DSCR loans can close in the name of an LLC or corporation, with the owners signing a personal guarantee.
Possibly. Tennessee's franchise and excise taxes generally apply to LLCs registered or doing business in the state, including a $100 minimum franchise tax, though some entities may qualify for exemptions. Ask your CPA before you choose how to hold the property.
Yes. DSCR cash-out refinances let you pull equity from a rental you already own to fund your next purchase, again qualifying on the property's rent.
Often, yes. Short-term rental DSCR programs can qualify a Sevier County cabin on projected nightly income or its booking history. These programs usually ask for a higher credit score, and some require prior rental experience.
No. State law prohibits local governments from controlling the rent charged on private residential property, so increases are governed by your lease and the market.
Both work for a DSCR loan. An LLC can add liability protection but is subject to Tennessee franchise and excise tax, while property in your own name avoids those taxes, since the state has no personal income tax. Talk with a CPA and attorney before you decide.
Yes. Many programs allow first-time investors, although some short-term rental and 5-10 unit programs require ownership experience. We can match you with a lender whose rules fit your background.
