A DSCR (debt service coverage ratio) loan lets Arkansas investors qualify using the rent a property earns instead of personal tax returns, W-2s, or pay stubs. If the rent covers the mortgage payment, taxes, insurance, and any HOA dues, the property can usually carry its own loan. Arkansas pairs a fast-growing corporate hub in Northwest Arkansas (Walmart, Tyson, J.B. Hunt) with the Little Rock metro and tourism markets such as Hot Springs. Rents are moderate relative to home prices, with Little Rock's median owner-occupied home value at $236,400 and FY2027 HUD 3-bedroom Fair Market Rents ranging from about $1,300 to $1,740 in the major metros.
Broker Buddy shops DSCR programs from multiple wholesale lenders for single-family homes, 2–4 unit properties, condos and townhomes across all 75 Arkansas counties — purchases, rate-and-term refinances, and cash-out refinances.
Arkansas has some of the lowest home prices in the country, which helps rent cover the payment but can bump into lender minimums. These are the ranges most Arkansas DSCR loans fall into — and since we compare several lenders, a property that's too small or too unusual for one may fit another.
| Guideline | Typical range in Arkansas |
|---|---|
| Credit score | Programs commonly start around 620–660; 700+ earns the highest leverage and best pricing |
| Down payment / LTV | Typically 20–25% down (up to 80% LTV) on purchases and rate-and-term refinances; cash-out usually tops out near 75% LTV |
| Minimum DSCR | 1.00 is the standard target; some programs accept 0.75–0.99, and no-ratio options exist |
| Reserves | Often 3–6 months of PITIA after closing |
| Loan size & value | Minimum loans often start around $75,000–$100,000, and some lenders also set a minimum property value. Lower-priced homes in the Delta, Pine Bluff or small towns may need a lender with a lower floor or a multi-property loan |
| Property types | Single-family, 2–4 units, condos, townhomes and short-term rentals; select programs cover 5–10 units |
| Short-term rentals | Hot Springs, Eureka Springs and Fayetteville all regulate vacation rentals; lenders may ask for proof the property can be licensed |
| Who can borrow | Individuals or an LLC; first-time investors are eligible on many programs |
| Time to close | About 3–5 weeks after the appraisal is ordered |
Guidelines vary by lender, credit and property. Check the math with our DSCR calculator or compare 30-year, 40-year, interest-only and ARM terms to see how each changes your ratio.
Arkansas rental demand clusters around a few strong employment centers and a lake-and-mountain tourism belt. Here's how investors generally think about them — underwrite each address on its own before you offer.

Lenders qualify DSCR loans using the lower of the current lease or an appraiser's market-rent estimate, so it helps to know where local rents sit before you make an offer. HUD's Fair Market Rents are a useful, neutral starting point:
| Area | 2-bedroom | 3-bedroom | 4-bedroom |
|---|---|---|---|
| Fayetteville-Springdale-Rogers | $1,256 | $1,739 | $2,099 |
| Crittenden County (Memphis HMFA) | $1,301 | $1,717 | $1,981 |
| Little Rock-North Little Rock-Conway | $1,121 | $1,504 | $1,810 |
| Hot Springs | $1,110 | $1,424 | $1,599 |
| Jonesboro | $1,079 | $1,418 | $1,424 |
| Texarkana (Miller County) | $1,118 | $1,403 | $1,683 |
| Fort Smith | $979 | $1,324 | $1,625 |
| Pope County (Russellville) | $948 | $1,278 | $1,283 |

A quick way to size a deal is to work backward from the rent. Using the HUD 3-bedroom benchmark for the Little Rock area and some simple assumptions, here's roughly what purchase price that rent can carry with 20% down:
| Monthly rent (HUD 3-bedroom benchmark) | $1,504 |
| Purchase price the rent covers at a 1.00 DSCR | about $224,000 |
| Purchase price for a 1.20 DSCR (better pricing) | about $187,000 |
| Median value of owner-occupied homes, Little Rock | $236,400 |
Typical homes in the area cost more than a benchmark rent alone supports, so investors often put more down, choose an interest-only option, or target properties with above-benchmark rents or multiple units. Assumptions: 30-year fixed at a 7.25% example rate, with taxes and insurance estimated at 1.5% of the price per year. The median value is from U.S. Census QuickFacts. These are illustrations only — request a quote for numbers on your property.
Run your own Little Rock price, rent and terms through the DSCR calculator, or see whether an interest-only or 40-year term helps a tight deal reach 1.00.
Arkansas allows prepayment penalties on investment-property loans, but they're limited: the penalty can last no more than 3 years and can't exceed a 3-2-1 step-down. Choosing a prepay usually lowers your rate; choosing no penalty gives you the freedom to sell or refinance at any time. We'll price both ways so you can compare.
| Prepay option | How it works | Best for |
|---|---|---|
| 3-year step-down (3-2-1) | 3% of the amount prepaid in year 1, 2% in year 2, 1% in year 3, then none. This is the maximum allowed in Arkansas. | Buy-and-hold investors who want the lowest rate |
| 2-year or 1-year prepay | A shorter penalty, such as 2-1 or 1% in year 1 only, depending on the lender. | Investors who may sell or refinance in a few years |
| No prepayment penalty | Sell or refinance any time with no penalty, at a higher rate or price. | Flips-to-rentals, BRRRR, short holds |
Arkansas assesses real property at 20% of market value, and counties reappraise on a regular cycle. Under Amendment 79, taxable value on a homestead can rise no more than 5% per year after a reappraisal, while other real property is capped at 10% per year (caps do not apply to new construction or substantial improvements). The homestead tax credit (up to $500, authorized to rise to $600 starting with 2026 tax bills) and the age-65/disabled freeze apply only to the owner's principal place of residence, so rental properties do not qualify. Severe storms and tornadoes are a recurring risk in Arkansas, so investors should review roof condition, wind/hail deductibles and loss-of-rent coverage. Standard homeowners policies do not cover flooding or, in most cases, earthquake damage; flood coverage must be bought separately, and the state's Market Assistance Program helps owners find residential earthquake coverage. See Arkansas Insurance Department: Consumer Services.
Short-term lodging in Arkansas is subject to the 6.5% state gross receipts tax plus local sales tax and a 2% state tourism tax; Airbnb reports collecting these for stays of 29 nights or fewer. Many cities add an advertising and promotion (A&P) lodging tax, such as 4% in Little Rock and 3% in Hot Springs, Fort Smith and Jonesboro. Fayetteville requires an STR business license and caps whole-home (Type 2) STR licenses at 475 citywide, a cap it has reached. Details: Arkansas DFA: State Sales & Use Tax Rates.
Long-term rentals are governed by the Arkansas Residential Landlord-Tenant Act of 2007 (Ark. Code Title 18, Chapter 17); security deposits are governed by Ark. Code 18-16-301 et seq. A landlord may not charge a security deposit of more than two months' rent and must return it, with a written itemized list of any deductions, within 60 days after move-out. Per the Attorney General, the deposit law applies only to landlords who rent six or more dwellings. Read more: Arkansas Attorney General: Landlord and Tenant Rights.
Arkansas is one of the faster states for landlords. If rent is still unpaid five days after its due date, the landlord may give an unconditional written notice to quit, and the tenant has three days to move out — there's no required chance to pay and stay. If the tenant remains, the landlord files an unlawful detainer case; once served, the tenant has five days to file a written objection or the sheriff can remove them. Arkansas has no statewide rent control. Sources: Ark. Code §§ 18-17-901 and 18-60-304 and the Arkansas Attorney General.
Act 1052 of 2021 set Arkansas's first statewide habitability floor for leases signed or renewed after November 1, 2021. The rental must have hot and cold running water, electricity, safe drinking water, sanitary sewer and plumbing that met code when installed, a working roof and building envelope, and working heat and air conditioning if the unit had them when the lease was signed. Stricter local housing codes still apply. Source: summary of Act 1052.
Arkansas lowered its top individual income tax rate to 3.7%, retroactive to January 1, 2026, and net rental income is taxed at your ordinary state rate. Source: EY Tax News. Your CPA can explain how depreciation and LLC pass-through treatment affect your bill.

Arkansas investors use DSCR financing for more than a basic 30-year purchase. Explore the option that fits your plan:
Most DSCR programs require 20-25% down on a purchase. Select programs allow less with strong credit and a higher DSCR. Short-term rentals and properties with a DSCR under 1.0 usually need more down.
They can, with limits. Arkansas caps prepayment penalties at 3 years with a maximum 3-2-1 step-down. You can also choose a loan with no prepayment penalty, typically at a slightly higher rate.
Yes, on eligible programs. Lenders use your booking history or a short-term rental market analysis for the property. Check local short-term rental licensing first.
Yes. DSCR loans can close in the name of an LLC or corporation, with the owners signing a personal guarantee.
No. The homestead credit and the 5% annual cap on assessment increases apply only to the owner's principal place of residence. Rental and other non-homestead real property is capped at 10% per year after a reappraisal and does not receive the homestead credit.
Fayetteville requires a business license for every short-term rental and limits whole-home (Type 2) STR licenses to 475 citywide. The city has reached that cap and now keeps a waitlist, and Type 2 STRs in residential zones also need a conditional use permit.
Most DSCR programs start somewhere around $75,000 to $100,000, and some also require a minimum property value. If you're buying a lower-priced home, we can look for a lender with a lower floor or combine properties into one loan.
Once rent is five days late, the landlord can give a three-day notice to quit and then file an unlawful detainer case. The tenant has five days after service to object in writing, so uncontested cases can move quickly.
Yes, for leases signed or renewed after November 1, 2021. Act 1052 requires running water, electricity, safe drinking water, working sewer and plumbing, a sound roof, and working heat and air if the unit had them at lease signing.
