A DSCR (debt service coverage ratio) loan lets Washington investors qualify using the rent a property earns instead of personal tax returns, W-2s, or pay stubs. If the rent covers the mortgage payment, taxes, insurance, and any HOA dues, the property can usually carry its own loan. That makes DSCR financing a natural fit for self-employed investors, people growing past conventional loan limits, and anyone buying in an LLC.
Broker Buddy shops DSCR programs from multiple wholesale lenders for single-family homes, 2–4 unit properties, condos, townhomes, and short-term rentals across all 39 Washington counties — purchases, rate-and-term refinances, and cash-out refinances.
Every DSCR program has its own rules, but most Washington rental loans fall inside the ranges below. Because we shop multiple lenders at once, a deal that doesn't fit one program's box often fits another's.
| Guideline | Typical range in Washington |
|---|---|
| Credit score | Many programs start around 620–660; 700+ unlocks the most leverage and best pricing |
| Down payment / LTV | Usually 20–25% down (up to 80% LTV) on purchases and rate-and-term refinances; cash-out generally tops out near 75% LTV, and a few programs reach 85% for strong-credit borrowers |
| Minimum DSCR | 1.00 is the usual target; some programs accept 0.75–0.99, and no-ratio options help in high-priced Puget Sound markets where rent rarely covers the full payment |
| Reserves | Often 3–6 months of PITIA; jumbo King and Snohomish County loans can require more |
| Loan size | Minimums commonly start around $75,000–$100,000, with jumbo DSCR programs for Seattle, Bellevue and Eastside properties into the millions |
| Property types | Single-family, 2–4 units, condos, townhomes and short-term rentals; select programs cover 5–10 units and mixed-use |
| Rent growth assumptions | Lenders qualify on today's lease or market rent, and the state rent increase cap limits how fast in-place rents can rise, so don't count on quick rent bumps to fix a tight ratio |
| Who can borrow | Individuals or an LLC; first-time investors are eligible on many programs |
| Time to close | Roughly 3–5 weeks once the appraisal is ordered |
Guidelines shift often and differ by lender, credit profile and property. To see where your deal lands, run it through our DSCR calculator or compare how 30-year, 40-year, interest-only and ARM terms move your payment and ratio.
Washington has no state personal income tax, a deep base of high-wage employers, and some of the highest rents in the West. Prices are high too, especially around Puget Sound, so many investors look at Spokane, the Tri-Cities, and other markets where rent covers more of the payment. Demand comes from several directions at once:
Washington's rental picture splits sharply at the Cascades. Here's how investors usually think about the main areas — always run the numbers on the specific address before you make an offer.

Lenders qualify DSCR loans using the lower of the current lease or an appraiser's market-rent estimate, so it helps to know where local rents sit before you make an offer. HUD's Fair Market Rents are a useful, neutral starting point:
| Metro area | 2-bedroom | 3-bedroom | 4-bedroom |
|---|---|---|---|
| Seattle-Bellevue (King & Snohomish Cos.) | $2,549 | $3,324 | $3,954 |
| Tacoma (Pierce Co.) | $2,064 | $2,849 | $3,219 |
| Bremerton-Silverdale-Port Orchard | $1,967 | $2,637 | $2,804 |
| Olympia-Lacey-Tumwater | $1,946 | $2,541 | $3,141 |
| Portland-Vancouver-Hillsboro (Clark Co.) | $1,878 | $2,550 | $3,069 |
| Bellingham | $1,872 | $2,545 | $3,129 |
| Mount Vernon-Anacortes | $1,668 | $2,310 | $2,578 |
| Spokane | $1,494 | $2,047 | $2,497 |
| Kennewick-Richland | $1,487 | $2,051 | $2,341 |
| Yakima | $1,313 | $1,818 | $2,049 |

Here's a simplified look at how a lender would calculate DSCR on a three-bedroom single-family rental in the Spokane area, one of the state's more affordable large markets:
| Purchase price | $350,000 |
| Down payment (20%) | $70,000 |
| Loan amount | $280,000 |
| Principal & interest (30-yr fixed, 7.25% example rate) | $1,910 / mo |
| Property taxes (estimate) | $306 / mo |
| Homeowners insurance (estimate) | $100 / mo |
| Total housing payment (PITI) | $2,316 / mo |
| Monthly rent (HUD 3-bedroom benchmark) | $2,047 / mo |
| DSCR = $2,047 ÷ $2,316 | 0.88 |
In this example the rent covers about 88% of the payment, so the DSCR is below 1.0. Many lenders want 1.0 or higher, but some programs go below 1.0 with a larger down payment and stronger credit. A bigger down payment, a lower rate, or a property that leases above the HUD benchmark can all push the ratio over 1.0, and ratios at 1.20 and above typically earn better pricing. In Puget Sound markets, where prices are higher relative to rent, expect to need more down to reach 1.0. The rate, taxes, and insurance shown are illustrations only — request a quote for numbers on your property.
Try your own Spokane numbers in the DSCR calculator, or see whether an interest-only or 40-year term lifts a deal like this one from 0.88 closer to 1.00.
Washington is one of the states where lenders may include a standard prepayment penalty on investment-property (business-purpose) loans, whether you close in your own name or in an LLC. Choosing a prepayment penalty usually lowers your rate; choosing no penalty gives you the freedom to sell or refinance at any time. We'll price both ways so you can compare.
| Prepay option | How it works | Best for |
|---|---|---|
| 5-year step-down (5-4-3-2-1) | Penalty is 5% of the balance paid off in year 1, falling 1% each year to 0% after year 5. | Long-term buy-and-hold; lowest rate |
| 3-year step-down (3-2-1) | 3% in year 1, 2% in year 2, 1% in year 3, then none. | A balance of rate and flexibility |
| 1- or 2-year prepay | A shorter penalty period (for example 2-1 or 1%), at a rate between the step-down and no-prepay options. | Investors who may refinance or sell within a few years |
| No prepayment penalty | Sell or refinance any time with no penalty, usually at a higher rate. | Flips-to-rentals, BRRRR, short holds |
Washington county assessors value property at 100% of its market value, and there is no general homestead exemption, so a rental is taxed at the same rate as an owner-occupied home. The big exceptions are income-based programs for seniors, people with disabilities, and certain veterans — if the seller had one, the bill will reset to the full amount once you own it. A 1% limit applies to the growth of most taxing districts' regular levies, not to your individual bill, and voter-approved levies come on top, so budget for annual increases. See the Washington Department of Revenue property tax pages for how assessments and levies work.
Western Washington sits in an active earthquake zone, and earthquake coverage is generally sold as a separate policy or add-on — the Office of the Insurance Commissioner explains the options. East of the Cascades, wildfire exposure can affect availability and price, and river flooding is a risk in many western Washington valleys. Check the flood zone of any address on the FEMA Flood Map Service Center before you make an offer. The Washington Office of the Insurance Commissioner has consumer guidance on home and landlord coverage.
Washington treats stays of fewer than 30 consecutive days as transient lodging: retail sales tax applies, and most locations add local lodging taxes. Airbnb collects and remits state and local sales tax, special hotel/motel taxes, and convention and trade center taxes for its hosts, but you may still need to register with the Department of Revenue and report rental income. Details are on the DOR transient lodging page. Seattle requires a city short-term rental operator license and limits each operator to two units, one of which must be the operator's primary residence, so check local rules before you buy.
Long-term rentals are governed by the Residential Landlord-Tenant Act (Chapter 59.18 RCW). The law sets no maximum security deposit, but to collect one you need a written rental agreement and a signed move-in condition checklist, and you must return the deposit or provide a full written statement of deductions within 30 days after the tenancy ends. Washington also limits rent increases to 7% plus inflation or 10%, whichever is less, in any 12-month period, with 90 days' written notice; units whose first certificate of occupancy is 12 years old or newer are exempt. The Department of Commerce publishes the current maximum (9.683% for 2026 and 10% for 2027).
For unpaid rent, a Washington landlord must serve a 14-day pay-or-vacate notice in the form the statute prescribes, including an itemized breakdown of what's owed and information on tenant resources. Washington also limits evictions and non-renewals to the specific just-cause reasons listed in state law, so you generally can't end a tenancy simply because the lease term ran out. Washington charges a graduated state real estate excise tax (REET) on sales, plus a local portion that varies by city. For sales under the current thresholds, the state rate is 1.10% up to $525,000, 1.28% up to $1,525,000, 2.75% up to $3,025,000 and 3% above that. Factor it into your exit math on any flip-to-rent or eventual sale. Source: Washington Department of Revenue.
Washington has no personal income tax on rental profits, and its separate capital gains excise tax excludes gains from selling real estate, so a rental sale is generally not hit by the state capital gains tax. Confirm with your CPA, especially if you hold property through an entity. Source: Washington Department of Revenue.
Many Washington investors hold rentals in an LLC for liability protection, and DSCR loans can close directly in the entity's name. Washington LLCs are formed with the Washington Secretary of State, Corporations & Charities Division. Talk to your attorney or CPA about the right structure for your situation.
Use these official county offices to look up a property's assessed value, current tax bill, and parcel details before you make an offer. In Washington, each county's elected Assessor sets values and the County Treasurer collects the tax (Pierce County combines both in one office).

Washington investors use DSCR financing for more than a standard 30-year purchase. Explore the option that fits your plan:
Most DSCR programs require 20–25% down on a purchase. Select programs allow less with strong credit and a higher DSCR. Short-term rentals and properties with a DSCR under 1.0 usually need more down, which is common in higher-priced Puget Sound markets.
They can. Washington permits standard prepayment penalties on investment loans, such as 5-4-3-2-1 or 3-2-1 step-downs. You can also choose a loan with no prepayment penalty, typically at a slightly higher rate.
Yes, on eligible programs. Lenders use your booking history or a short-term rental market analysis for the property. This is popular for Leavenworth, Lake Chelan, San Juan Islands, and coastal properties. In Seattle, an operator can license only two short-term rental units, and one must be their primary residence.
Yes. DSCR loans can close in the name of an LLC or corporation, with the owners signing a personal guarantee.
In most cases, yes. State law limits rent increases to 7% plus inflation or 10%, whichever is less, in a 12-month period, and requires 90 days' written notice. Units whose first certificate of occupancy is 12 years old or newer are exempt, along with some other categories. Factor the cap into your long-term rent projections.
Yes. DSCR cash-out refinances let you pull equity from a rental you already own to fund your next purchase, again qualifying on the property's rent.
Many DSCR programs start around a 620 to 660 credit score. Scores of 700 and above usually qualify for the highest loan-to-value and the best pricing, while lower scores typically need a larger down payment.
Yes. Many DSCR programs allow first-time investors, although some short-term rental and 5-10 unit programs require prior ownership experience. We can match you with a lender whose rules fit your experience.
Washington requires a 14-day pay-or-vacate notice in the form set out in RCW 59.18.057 before an eviction for nonpayment can be filed. Washington also requires just cause for evictions, so have a local attorney review your forms.
Washington's capital gains excise tax excludes gains from the sale of real estate, so a rental sale is generally not subject to it. The sale is still subject to real estate excise tax, and federal capital gains rules still apply.
Tell us about the property and we'll shop multiple DSCR lenders — with and without a prepayment penalty — so you can compare. No credit check to see your options.
