A DSCR (debt service coverage ratio) loan lets Maine investors qualify using the rent a property earns instead of personal tax returns, W-2s, or pay stubs. If the rent covers the mortgage payment, taxes, insurance, and any HOA dues, the property can usually carry its own loan. Maine's rental demand is concentrated in Greater Portland and southern York County, with smaller markets in Lewiston-Auburn, Bangor and Augusta, plus strong seasonal tourism along the coast. Because each of Maine's roughly 486 municipalities assesses property and sets its own tax rate, carrying costs can differ considerably from one town to the next.
Broker Buddy shops DSCR programs from multiple wholesale lenders for single-family homes, 2–4 unit properties, condos and townhomes across Maine, from Portland and York County to Bangor and beyond — purchases, rate-and-term refinances, and cash-out refinances.
Every DSCR program draws its own lines, but most Maine rental loans fall within these ranges. Maine adds a few wrinkles, like seasonal camps, private roads and well-and-septic homes, so we compare several lenders to find the one whose rules fit the property.
| Guideline | Typical range in Maine |
|---|---|
| Credit score | Most programs start around 620–660; 700+ unlocks the most leverage and the best pricing |
| Down payment / LTV | Plan on 20–25% down (up to 80% LTV) for purchases and rate-and-term refinances; cash-out usually caps near 75% LTV |
| Minimum DSCR | 1.00 is the common goal; some programs accept 0.75–0.99, which helps at high Greater Portland prices, and no-ratio options exist |
| Rent growth assumptions | In Portland, rent control limits annual increases on most units, so underwrite to today's rent rather than counting on big bumps |
| Reserves | Usually 3–6 months of PITIA after closing; larger loans can need more |
| Loan size | Minimums often start around $75,000–$100,000; jumbo programs cover high-value coastal homes |
| Property types | Single-family, 2–4 units (including Portland and Lewiston triple-deckers), condos, townhomes and short-term rentals; select programs take 5–10 units |
| Rural & seasonal homes | Lenders want year-round road access and a home suitable for year-round living. Private-road maintenance agreements, well and septic condition, and rural appraisal comps can all affect approval. |
| Who can borrow | Individuals or an LLC registered in Maine; first-time investors are eligible on many programs |
| Time to close | Roughly 3–5 weeks once the appraisal is ordered; rural appraisals can take longer in summer |
Guidelines change and vary by lender, credit and property. Check the ratio with our DSCR calculator, or see how 30-year, 40-year, interest-only and ARM terms change your payment.
Maine's rental demand is concentrated in Greater Portland but reaches university towns, mill cities and the coast. Use these as starting points and underwrite each property on its own.

Lenders qualify DSCR loans using the lower of the current lease or an appraiser's market-rent estimate, so it helps to know where local rents sit before you make an offer. HUD's Fair Market Rents are a useful, neutral starting point:
| Area | 2-bedroom | 3-bedroom | 4-bedroom |
|---|---|---|---|
| Portland HMFA | $2,353 | $2,902 | $3,092 |
| York-Kittery-South Berwick | $2,376 | $2,831 | $3,383 |
| York County (part) | $1,792 | $2,464 | $2,773 |
| Cumberland County (part) | $1,941 | $2,425 | $3,244 |
| Sagadahoc County (Bath) | $1,659 | $2,297 | $2,773 |
| Bangor | $1,722 | $2,203 | $2,495 |
| Lewiston-Auburn | $1,677 | $2,119 | $2,459 |
| Penobscot County (part) | $1,496 | $2,039 | $2,096 |

A quick way to size a deal is to work backward from the rent. Using the HUD 3-bedroom benchmark for the Portland area and some simple assumptions, here's roughly what purchase price that rent can carry with 20% down:
| Monthly rent (HUD 3-bedroom benchmark) | $2,902 |
| Purchase price the rent covers at a 1.00 DSCR | about $433,000 |
| Purchase price for a 1.20 DSCR (better pricing) | about $361,000 |
| Median value of owner-occupied homes, Portland | $489,600 |
Typical homes in the area cost more than a benchmark rent alone supports, so investors often put more down, choose an interest-only option, or target properties with above-benchmark rents or multiple units. Assumptions: 30-year fixed at a 7.25% example rate, with taxes and insurance estimated at 1.5% of the price per year. The median value is from U.S. Census QuickFacts. Try your own Portland numbers in the DSCR calculator, or see whether an interest-only or 40-year term helps a higher-priced Maine rental reach 1.00.
Many DSCR lenders don't offer prepayment penalties on Maine business-purpose loans, so most Maine DSCR loans let you sell or refinance at any time without a penalty. Where a lender does offer a prepay option, we'll price it side by side with a no-prepay loan so you can compare.
Maine has no separate property classes: each municipality's assessor values all property at just (market) value, and the constitution requires every property to be assessed at the same ratio to market value. A town's certified ratio converts assessed value to market value, and towns must take a general valuation at least once every 10 years. The Homestead Exemption, which reduces taxable value by up to $25,000 (adjusted by the certified ratio), applies only to a permanent resident's permanent residence owned for the prior 12 months; rental properties, camps, vacation homes and second residences do not qualify. Source: Maine Revenue Services: Homestead Exemption Program FAQ.
The Maine Bureau of Insurance notes that standard homeowners and commercial property policies exclude flood, so flood coverage must be bought separately through the National Flood Insurance Program. Wind- or rain-driven damage and falling trees from storms are typically covered by homeowners policies, subject to the policy terms and deductible, so investors should check deductibles and price flood coverage for coastal and riverfront properties. See Maine Bureau of Insurance: Flood Insurance.
Maine charges 9% sales tax on the rental of living quarters, including short-term home rentals; stays of 28 or more continuous days are exempt when the unit is the tenant's primary residence or is rented for employment or education. Online platforms such as Airbnb and Vrbo must collect and remit the tax on the amounts they bill, but a single-unit host who rents 15 or more days a year must still register with Maine Revenue Services. Portland caps non-owner-occupied short-term rentals: in 2024 the City Council lowered the cap from 400 to about 285 units and stopped issuing new permits until the count falls below it. Details: Maine Revenue Services Instructional Bulletin 32: Rental of Living Quarters.
Long-term rentals are governed by the Maine Revised Statutes Title 14, Chapter 710-A (Security Deposits on Residential Rental Units). A landlord may not require a security deposit of more than two months' rent. The deposit must be returned within the time stated in a written rental agreement, which may not exceed 30 days, or within 21 days after a tenancy at will ends. Read more: 14 M.R.S. Chapter 710-A (Maine Legislature).
A Maine tenancy at will generally ends with at least 30 days' written notice. If the tenant is 7 or more days behind on rent, the landlord can give a 7-day notice instead. To raise rent, a landlord must give at least 45 days' written notice, or 75 days when the increase is 10% or more. Have a Maine attorney review your notice forms. Sources: 14 M.R.S. §6002 and 14 M.R.S. §6015.
Maine has no statewide rent control, but Portland's voter-approved ordinance caps annual rent increases on most units at 70% of the change in the Greater Boston consumer price index, which works out to 2.2% for 2026. Owner-occupied buildings with four or fewer units, accessory dwelling units and subsidized housing are exempt. Factor the cap into any Portland rent-growth assumptions. Source: Mainebiz.
Maine taxes individual income at graduated rates of 5.8%, 6.75% and 7.15% for 2026, and net rental income is included. Your CPA can tell you how depreciation and LLC pass-through rules affect your actual tax. Source: Maine Revenue Services 2026 rate schedules.
A Maine LLC is formed by filing a Certificate of Formation (Form MLLC-6) with the Secretary of State's Division of Corporations, for a $175 filing fee. Start here: Maine Secretary of State: LLC forms. Talk to your attorney or CPA about the right structure for your situation.

Maine investors use DSCR financing for multifamily buys, cash-out refinances and coastal vacation rentals. Explore the option that fits your plan:
Most DSCR programs require 20-25% down on a purchase. Select programs allow less with strong credit and a higher DSCR. Short-term rentals and properties with a DSCR under 1.0 usually need more down.
Usually not. Many DSCR lenders don't offer prepayment penalties on Maine loans, so you can typically sell or refinance at any time without a penalty.
Yes, on eligible programs. Lenders use your booking history or a short-term rental market analysis for the property. Check local short-term rental licensing first.
Yes. DSCR loans can close in the name of an LLC or corporation, with the owners signing a personal guarantee.
No. The exemption, worth up to $25,000 of value (adjusted by the town's certified ratio), is only for a Maine permanent resident's permanent residence owned for the 12 months before applying. Camps, vacation homes and second residences don't qualify, and applications are due to the town by April 1.
Maine's 9% tax on living quarters doesn't apply when the same person rents for 28 or more continuous days and the unit is their primary residence or is rented for employment or education. Shorter stays are taxable. A host with one unit rented fewer than 15 days a year doesn't need to register with Maine Revenue Services.
Yes. Portland's ordinance caps annual increases on most units at 70% of the Greater Boston CPI change, which is 2.2% for 2026. Owner-occupied buildings with four or fewer units, ADUs and subsidized housing are exempt, and there is no statewide rent control.
Maine requires at least 45 days' written notice of a rent increase, or 75 days if the increase is 10% or more. Portland landlords must also stay within the city's annual rent control cap.
If a tenant at will is 7 or more days behind, the landlord can give a 7-day written notice to end the tenancy. Otherwise, a tenancy at will generally needs 30 days' notice, so confirm the right form with a Maine attorney.
